SALES RESULTS FOR 2019
The Ridge at the Bluffs had 11 homes sold Year to Date (YTD) compared to 17 homes sold in the first half of 2018. Sales prices range this year from $440,000 to $820,000.
The River had 13 homes sold YTD compared to 8 homes sold in the first half of 2018. Sales prices ranged from $465,000 to $700,000 for non-intracoastal properties and three sales on the Intracoastal went for $975,000, $1,300,000 and $2,000,000.
The River North had 12 townhomes sold YTD compared to 6 townhomes sold in the first half of 2018. Sales prices range this year from $230,000 to $322,000 in 2019.
The Lakes at the Bluffs had 11 townhomes sold YTD compared to 10 townhomes sold in the first half of 2018. Sales prices range this year from $240,000 to $320,000 in 2019.
The Marina at the Bluffs had 21 condos YTD compared to 22 condos sold in the first half of 2018. Sales prices range this year from $250,000 to $519,000 in 2019.
The Ocean South had 5 condos sold YTD compared to 9 condos sold in the first half of 2018. Sales prices range this year from $315,000 to $367,000 in 2019.
The Ocean North had one condo sold YTD for $410,000 compared to 5 condos sold in the first half of 2018.

Q: As a seller, do I have to disclose things that are not readily observable by the Buyer?
A:
Yes. The seminal case regarding a seller's duty to disclose is Johnson v. Davis. The Florida Supreme Court in Johnson held that where the seller of a home knows of facts materially affecting the value of the property which are not readily observable and are not known to the buyer, the seller is under a duty to disclose them to the buyer. This duty is equally applicable to all forms of real property, new and used. Simply stated, if the seller is aware of a defect, it must be disclosed. Examples of defects that must be disclosed are leaky roofs (Johnson), differential settling, exterior stucco delamination, erosion, sound transmission problems, termite damage, dry rot, etc. If a seller is in doubt as to their duty to disclose, they should seek the advice of a real estate lawyer.
