Small Business in St. Albert and Development Update
The Importance of Small Business in St. Albert
by Monty Killoh ( [email protected]    )

Small businesses are a major factor in the economic and social prosperity of St. Albert. Aside from being a huge source of employment, small businesses are a driver of wealth and community well-being. In recognition of Small Business Week, here are some facts about small businesses, as well as some of the services available to small businesses in St. Albert.

According to the federal Department of Innovation, Science and Economic Development, small businesses (defined as having 1-99 employees) in Canada employ almost 70% of the population that works in the private sector. The department also reports that out of all Canadian businesses, 53.8% are considered "micro-enterprises" that have 1-4 employees. In terms of being drivers of wealth, the department's most recent estimate suggests that small businesses contribute to 41.5% of the country's total GDP (GDP is a key measure of economic production used by institutions around the world to measure economic performance). Additionally, it's important to note that from the standpoint of GDP by industrial sector, small businesses in Canada account for 63.3% of the GDP generated in the service-producing sector (retail trade, finance/professional services, health care, food services, etc.) Put together, it's hard to understate the major role small businesses play in driving the economy.

In St. Albert, out of over 2,700 licensed local businesses, ~95% can be considered small businesses. Many of these small businesses (over 1,000) are home-based businesses where the business owner is typically the sole employee of the business. These entrepreneurs offer services that range from landscaping services, to dog-walking/pet-sitting services, to technology troubleshooting services and senior companionship services; these services can oftentimes fill niche markets that improve the lives of residents - and other businesses - by providing services that people can't attain on their own.

The City of St. Albert recognizes the importance of small businesses in the community, and not only partners with local organizations to promote their interests, but also directly implements policies and programs in support of them. For example, the City's Economic Development Department runs an annual beautification program that provides a grant to local businesses to purchase/install storefront beautification, such as flowers/trees, outdoor furnishing, signage and even bike racks. Through the Business Licensing program, the City also maintains and promotes an online Business Directory of local licensed St. Albert businesses to help small businesses promote themselves directly to St. Albert residents. The City also hosts events such as the annual Business Breakfast and the Mayor's State of the City address to help inform local businesses of any information that may be relevant to their growth and success in the community.

Development Update - Midtown by Averton
by Katrina Rossol ( [email protected]  )

One of St. Alberts newest residential and commercial developments, Midtown by Averton, officially broke ground in September. The mixed-use development, which will have a variety of housing options, includes 800 residential dwellings, a seniors' complex, and medium to high density residential combined with commercial.

The first phase of construction, comprised of townhomes, will have an overall density of 40 units per hectare. Servicing for the site has already begun with the first phase anticipated to be complete in two to three years.

The site, located across from the Enjoy Centre, aims to be a true-mixed generational profile, from millennials buying their first home, to seniors downsizing. At least 250 units will be built in an active adult community with aging-in-place. Averton expects first residential occupancies in 2020. Commercial parcels are expected to be shovel ready in the spring of 2020 with the seniors' project expected to start construction in 2020. Midtown's target is to reach an 81 dwelling units per hectare, and the six to twelve story buildings in the plan will allow Averton's site to reach the density requirements put out by the Edmonton Metropolitan Regional Board (EMRB).

St. Albert Commercial Tour
by Katrina Rossol ( [email protected]  )

Economic Development hosted our fourth annual Commercial Development Bus Tour over three days, October 2 to 4. Each fall the Economic Development Department drives groups of realtors, developers and interested parties on a bus tour around the city to familiarize them with ongoing and upcoming commercial developments.

Attendees enjoyed views of St. Albert's newest commercial, industrial, land and retail opportunities in exciting upcoming neighbourhoods and developing areas across the city. The tour explored downtown's Amacon site (old Grandin Mall site) which, is part of the City's Downtown Area Revitalization program (D.A.R.P) and then moved along to the east side of the City to showcase the new AGLC, Chalton Hotel Development, and drove through Campbell Business Park to review various opportunities. The tour drove past Boudreau's development, Botanica, and continued north where attendees viewed construction of the new Sturgeon Medical Arts Centre, Urban District, Erin Ridge North and Jensen Lakes. Showcased on the West side of St. Albert were upcoming developments by Strata Developments and Rohit's newly purchased parcel, Elysian fields, as well as Ville Giroux, Lakeview Business Park, and Riverside community. South Riel developments which included Bellevue Village, Anthony Henday business Park and finally Midtown by Averton ended the tour.

Attendees received updates on various St. Albert statistics, new St. Albert school developments and renovations, road updates, such as the twinning of Ray Gibbon Drive, and transit updates including the new barrier walls along St. Albert trail.
A networking lunch followed the conclusion of the tour at the St. Albert Business Centre to allow guests to mingle and gain more insight into St. Albert's changing landscape.

Business Spotlight On... All Season K9 Awareness Centre
by Nicole Lynch ( [email protected] )

"Awareness is the greatest agent for change." - Eckhart Tolle

This quote is how Kaytie Stack, owner of All Season K9 Awareness Centre (K9 Awareness), runs her business and it's the "why" behind loving what she does 10 years after setting up shop in St. Albert.

From moving locations and the need for diversification as the years progress - K9 Awareness has stood the test of time and allowed Kaytie to build a brand of outstanding customer service and positive, force free interactions for dogs.

Just over ten years ago, Kaytie had a couple home-based businesses under her belt, but knew she had an entrepreneurial spirit that hadn't been explored to its fullest potential. She wanted to do more.

She immersed herself in mentoring and business development opportunities wherever she could to gain knowledge. This meant becoming a member of the St. Albert Chamber of Commerce, attending business breakfasts and maintaining an active role in a women in business networking group out of Edmonton.

With market research complete, and a strong business plan in place, she received a loan from the non-profit, Alberta Women Entrepreneurs, to create her vision for K9 Awareness - a gym for dogs all year round.

At first, she opened her doors in a smaller facility just off Riel Drive with spaces indoors and out for dogs to socialize. After the first 6-8 months offering dog treadmill services and a place for pups to play, Kaytie quickly realized more was needed to pay the bills. This meant introducing regular doggie daycare services within the first year of opening.

"You need to have a bigger picture perspective," says Kaytie, explaining that it was important to work on the business itself and not get caught up in the business. In 2011, local and Canadian-made retail products were brought in and eventually training classes and seminars followed.

After spending eight years in the original location, the landlord let her know that he'd be expanding his business into the whole building, with plenty of notice before her lease was up. Up until that time, K9 Awareness hadn't been large enough to look at a bigger facility, however, the time to move seemed to come with perfect timing. The current location on 28 Rowland Crescent became available and before she knew it, K9 Awareness was being packed up and set up in its new home.

The business has now grown from offering daycare services to a maximum of 40 dogs in its first location, to having 78 dogs on its busiest day last winter. It's also increased from one part-time staff to nine on the payroll. As for the future, Kaytie will be celebrating K9 Awareness' 10-year anniversary in early October and acknowledging how far it's come along the way.

She also wants those struggling with mental illness to know that although it takes a tremendous amount of self-discipline to not give up, running a business can be done.

"Seeing the results is very uplifting," she says. "I go through the ups and downs of debilitating depression, from not wanting to answer the phone or leave the house, but still pushing through the bad days. This gave me a sense of purpose."
