Meet Your New President, Julie Baird
Julie Baird is Vice President, Counsel, and Western Regional Manager for First American Exchange Company. Julie has served as National Underwriting Counsel for First American Title Company in the San Francisco NCS office and as National Counsel for First American Exchange Company, where she has been involved in all phases of 1031 exchange transactions including negotiation of documentation; management and oversight of reverse and build to suit exchange transactions; and the facilitation of underwriting decisions.

FEA Recognizes Retiring Board Member
William “Bill” Horan, Realty Exchange Corporation, Gainesville, Virginia is stepping down as a board director. Bill was appointed to the board in 2009 and started making on immediate impact on the board and FEA. He has served on the following committees: government affairs, finance, FEA 1031 PAC (served as chair), nominations, and the executive committee. He is a past president of FEA.
45 and 180 Day Extensions for Disaster Areas in Alabama and Oregon
The IRS has issued extensions as follows:

Alabama: Baldwin, Escambia, and Mobile counties for hurricane on September 14, 2020. 

Oregon: Clackamas, Douglas, Jackson, Klamath, Lane, Lincoln, Linn and Marion counties for wildfires that began on September 7, 2020.

Listed counties are the “Covered Disaster Area”. [Please check the IRS disaster website periodically at the address listed below for updates because the FEA does not send out notices for each disaster or for counties added to ongoing disaster extensions.]

GAC Update - September 2020
Since the Tax Policy Center published an analysis of former Vice President Joe Biden’s tax proposals in March, which determined that elimination of Section 1031 was part of his campaign plan to raise taxes on the real estate industry, FEA GAC has been working diligently to influence the campaign and preserve Section 1031. 

GAC members have virtually met with multiple key members of Congress, coordinated the update of economic studies with members of the real estate 1031 coalition, and are preparing for a grassroots campaign, along with a renewed campaign to raise needed funds for the FEA 1031 PAC.

From the FEA Executive Director's Desk
FEA members have been a powerful force this past year in a wide variety of support: 

  • FEA had 29 companies give an additional member contribution in 2020 – in addition to their annual dues’ renewal - totally $142,000. 
  • There are 27 people who gave to the FEA 1031 PAC so far in 2020 totally $43,000 and 28 candidate contributions totally $57,000 made. 
  • Other members have volunteered their talent by speaking at this conference or providing webinars – sharing their knowledge with others. 
  • Many of you serve on committees, assisting in the behind the scenes work of the association. 
  • Others help with new member recruitment and we invite everyone to bring in one new member in 2020.
  • Our affiliate members support the FEA thru tremendous financial support and their sponsorships at FEA events. 
  • And several companies have taken it upon themselves to extend the strong voice of the FEA messaging by communicating through their own websites, newsletters, and local publication articles.
  • Our members attend in-district meetings, write letters to Congress, and educate their client base to keep the 1031 exchange alive and intact. 
  • It isn’t always money that matters. We are grateful for anything you’ve done and continue to do.

New Threats to Section 1031 Like-Kind Exchanges
1031 PAC
The FEA 1031PAC contributes to Members of Congress of both political parties. The FEA 1031PAC is funded by eligible individual employees. To become eligible, individuals must be employed by FEA member companies that have filed a Permission to Solicit form. A Permission to Solicit form is required by the Federal Election Commission before FEA can solicit eligible employees of member companies. 
 
Member companies are only permitted to grant one trade association permission to solicit their employees per calendar year. Contact Lynn Harkin at director@1031.org for more information.
