Our 25th Anniversary Party!
This month, we kicked off our 25th anniversary with a luncheon at our Minneapolis office. We were able to spend time with clients and friends who have helped make our last 25 years successful. Thank you to all those that came out to join us! We appreciate your partnership. Stay on the lookout for more events throughout the year!
High Croft Meadows
Landform Professional Services, LLC is pleased to announce that our team recently received site plan and final plat approval on a 12-lot single family subdivision located in the City of Minnetonka. The site is 6 acres and was one of the last remaining horse farms within the City. It is located on the north side of Orchard Road and about one-quarter mile east of Williston Road. This is about one-half mile south of City Hall. The site is surrounded by neighborhoods built in the 1950’s and 60’s with lot sizes that are generally one-half acre.
 
The developer for the project is Rachel Contracting and the builder is Charles Cudd Homes. The residences will be from Cudd’s Villa product line and will cater to retirees. Prices will start at $500,000+ and may be up to $1,000,000.
 
Concept planning on the site began in September of 2018 as a 19-lot subdivision and was presented to the Planning Commission in October. The audience was a packed house of neighboring residents who did not want this last remaining acreage parcel around them developed. At the time it appeared the project would be a no-go. What was somewhat unique to this project was the willingness of the developer and seller to work with area neighbors and City staff to come up with an acceptable density. Iterations of a 17-lot, 16-lot and 14-lot plat went through Planning Commission and City Council meetings throughout the past year. Finally, everyone settled in on the 12-lot plat and the City Council approved it in August. This took a lot of pencil sharpening on behalf of the seller and builder to still make a lesser dense project economically viable.

Site development has started and will be completed by the end of October and ready for the builder to start home construction.
Landform goes to the St. Paul Saints Game!
Every year, we like to gather our staff members and their loved ones for a summer social event.

This year, our crew headed to the St. Paul Saints game! It was a fun, eventful night filled with smiles and laughs. We even had some of our Landformers participate in an on-the-field race where they took first place!

We want to thank all those that joined us! We appreciate our staff and those that support them in their work. We look forward to next year’s event!
Planning & Urban Design Studio
In order to continue to exceed client expectations, the Landform Planning and Urban Design Studio will be attending the American Planning Association – Minnesota Chapter conference in Breezy Point, MN on September 25-27, 2019. The conference is held every year and features speakers and panels from across the state. Topics at the conference include all variety of current planning and development issues including land use, transportation, housing, development and community engagement.

The Planning and Urban Design studio is excited that several of our staff members were selected to present at this year’s conference! Mark Nolan, AICP will present Walking and Biking for All Ages and Abilities in a First Ring Suburb: The Edina Pedestrian and Bicycle Master Plan with Antonio Rosell, P.E. from Community Design Group. Mark and Antonio will share with attendants the master plan, the keys to the success of the plan and lessons learned during the process.

Kevin Shay will be moderating a panel titled Here Comes the Neighborhood: Planning for Change in Rural Communities which Kendra Lindahl, AICP will participate in along with Kim Lindquist, AICP, EDFP from the City of Rosemount and Paul Tabone from Lennar. The panel will discuss challenges that communities on the suburban edge face as the city spreads out from the core, issues that are important from a developer’s perspective and how municipalities can address the new needs of their changing towns.

We look forward to this opportunity to connect with planners from across the state to share information and use this information to better serve our clients.
ACEC/MN Softball Tournament
In August, Landform played in the 39th Annual ACEC/MN Scholarship Softball Tournament in Memorial of DuWayne "Dewey" Kasma. Landform loves to come alongside this organization as the event aims to raise scholarship money to support engineering students. The tournament generated nearly $4,000 in funds!
 
We had such a fun filled day, with a lot of laughs, some minor injuries and maybe even a few stitches! It was all worth it as we ended up taking home some hardware by placing 2nd in our division!
Welcome to Landform, T.J. and Greg!
T.J. Hofer
Planner
We want to welcome T.J to the team! He joins Landform as a Planner in the Planning & Urban Design Studio at Landform.

During his professional career, he has worked in public housing, real estate development and urban and regional planning. Through his experience, he has gained knowledge about land use, housing and community and economic development. A recent graduate of the Humphrey School of Public Affairs, Mr. Hofer brings fresh ideas and insights while staying rooted in planning fundamentals.
Greg Helminen, PE

Welcome to Landform Greg! Greg joins our team as a Designer in our Retail & Commercial Design Studio.

Mr. Helminen's experience includes working with developers, contractors and government agencies to design and permit a variety of different civil engineering and stormwater management scopes for large-scale utility and small-scale community solar projects throughout the country. He brings an understanding of how to approach and solve any unique stormwater management or site grading constraints a site may have.
