Renters Insurance: Your First Move Before Moving In

Just graduated from college and moving out of the house into an apartment? Or, maybe you've decided to rent a house. Before unpacking those boxes, make sure the contents are protected.

According to the Insurance Information Institute's 2018 Pulse Survey, 91 percent of homeowners had homeowners insurance, but only 46 percent of renters had renters insurance.

Many renters assume that the landlord's insurance on the building extends to their personal effects. The reality is that the landlord's insurance only covers the structure, and not the contents inside. Too often, renters don't realize they lack coverage until the damage literally has been done and they suffer significant financial losses unnecessarily.

Renters insurance is relatively inexpensive - on average, about $170 a year- and gives the policyholder peace of mind in the event of a loss from theft or fire, among other things. It may also provide you with liability protection in the event a lawsuit is filed against you.

To determine how much insurance you'll need, make an itemized list of your stuff-laptop or tablet, TV, furniture, clothing, etc.-and the original purchase price. Keep receipts, if possible.

There are several decisions you'll need to make, which will affect the price of your policy premium. Standard renters policies reimburse covered losses at "actual cash value," which factors in depreciation. So, if the sofa you bought five years ago gets damaged, you'll receive considerably less than what you originally paid. However, most insurers offer a "replacement cost" coverage option, which will reimburse you for the amount it costs to actually replace that damaged couch.

You'll also have the option to choose a "deductible," which is the amount you agree to pay or absorb on a claim before your insurer assumes responsibility for the remaining amount. A higher deductible will lower your premium, but you'll experience a greater out-of-pocket cost in the event of a claim. Finally, most renters policies limit the amount you can recover for jewelry in the event of theft, so you may want to consider purchasing an "endorsement" that provides you with additional coverage for items such as your engagement ring or designer watch.

Most insurers will provide a discount if you bundle your renters insurance with your auto insurance. For example, our auto insurance customers can save 15% on a renters policy when purchasing both from NJM.

Here's a tip that has helped me make new business connections over the years. When attending an event where a meal will be served, don't be overly concerned about canvassing the audience to try to find a potential customer to sit next to. Rather, find an open table and sit with someone you don't already know. You will often be pleasantly surprised with the people you'll meet at your table. By being open to making new contacts, I've often met future customers, or business connections who can refer me to a potential customer. All it takes is being pleasant and engaging, and introducing yourself to a new face you don't already know!

Curaleaf enters $28 million sale-leaseback deal with Freehold Properties
Curaleaf Holdings Inc. said it entered into a sale-leaseback contract with specialty real estate company Freehold Properties.

The deal for roughly $28.3 million in total considerations covers six Curaleaf properties: two of which are in New Jersey, two in Massachusetts, with the remaining two in Florida.   Click here for the full article.

Army Awards Rowan Engineering $14.5M to Develop New Materials, Processes for Use in the Field
Rowan University will lead a $14.5 million Department of Defense/Army Research Lab project that has the potential to create new materials - and ways to process those materials - that will help modernize the Army and improve the safety of soldiers in the field and of the nation as a whole.

Forbes Names Credit Union of New Jersey Best-In-State
Credit Union of New Jersey has been named Best-In-State of New Jersey* by Forbes, a global media company focusing on business, investing, technology, entrepreneurship, leadership and lifestyle. 

Forbes partnered with market research firm Statista to produce a second time look at the Best-In-State Banks and Credit Unions. The best banks and credit unions in every state were chosen based on an independent survey from a vast sample of more than 25,500 U.S. citizens spread among all states. The survey was conducted using an online access panel. Each participant was asked to name all banks/credit unions where the consumer has or previously had a checking and /or savings account. The consumer had to rate the bank /credit union regarding various evaluation criteria (e.g. Trust, Terms & Conditions). In total, 173 banks and 186 credit unions were awarded as the Best-In-State Banks/Credit Unions 2019. Credit Union of New Jersey was the sole credit union awarded in New Jersey.  Click here for the full article.
