– the unofficial end of summer is just 3 weeks away! Labor Day Monday is as early as it gets this year- 9/2!

. This swing in dates wreaks havoc with vacation rental time frames. For those readers who are tenants make sure you
double
and
triple
check your dates. For those readers who are landlord owners, keep that in mind when planning rental rates.
Vacation rentals continue to book right into September and October. With the most ideal summer weather we see the vacation season extending later this year. Rental rates are reduced, the water and beach are amazing and no crowds. You can get into your favorite restaurant on September and even some October weekends! If you are a tenant reading, why not plan a return trip and enjoy the shore at the best time of year?! If you are a landlord owner, you may want to add some off season rates to extend your season – or come down and enjoy your home at the best time of the year!
Buyer interest continues. Condo and townhome inventory continues to not keep pace with buyer demand. As an example – 2018 saw 13 townhome sales in Avalon – 6 bay front; 4 new construction. This year only 2 townhome sales occurred – all due to lack of inventory. Stone Harbor had no sales of townhomes in the month.
The single home market has begun to pick up inventory specifically in the $1.5M-$2.5M price range. In the $1.7M-$2.0M range, Avalon currently has 9 listings with 3 just listing this past week. Just a few months ago we had only 3 single homes in this price range. In the $2.0M-$2.5M price range we have seen two new listings in Avalon in the past two weeks with a total of 14 available for sale.
Some price adjustment has occurred within the past week in this price range. Sellers are repositioning themselves to be the next sale before the end of the summer season.
Stone Harbor on the other hand has only 4 homes in the $1.7M-$2.0M price range. Seven homes fill the $2.0M-$2.5M price range.
There is a good deal of new construction inventory in the pipeline for 2020 in the 100 and west blocks of Avalon to look forward to. List prices will be in the $2.9M range in the 100 block while $3.2M in the west block. If you are looking to customize your new home without going thru all the steps to build, now is an ideal time to learn more about these locations and opportunities.
The upper price ranges continue to maintain greatest percentage of property with 39 in Avalon priced in the $3.0M-$7.0M range. The mix of homes is beach block, bayfront and new/newer construction property. Since January 1
st
Avalon has had 20 reported sales in this price range leaving just over a six month supply heading into September based on the current trend. The Stone Harbor market has 20 homes in this same range with 11 reported sales to date. As we head into September we have 6 month’s supply on hand in this price range based on the current trend.
The pace of sales does slow as we head into the fall season and for the most part all of the new construction property will not be ready for closing in this calendar year. These sales will be pushed into 2020.
The recent month sales fell short of 2018 for the third month in a row. The island saw a 17% decrease in homes placed under contract. The bright light in sales for July were the sales of single homes in Avalon where we experienced a 55% increase. The townhome and condo market fell flat on its face due to inventory levels. Conversely, Stone Harbor experienced a 30% drop in single home sales and a 50% increase in condo sales.
We have 6 truly active weeks ahead of us as our market continues to thrive right thru September. In fact, September of 2018 was our most productive month of the year in 2018. If your home is for sale, now is the time to ensure pricing and presentation are spot on! If you are considering listing call me for a market analysis of your home’s value. You may be shocked!
