Avalon's Road to the CDF will stay The Borough of Avalon has received the appropriate federal and state permits necessary to keep the road to the Borough's confined disposal facility (CDF) permanently. The acquisition of the permits allows the road to remain in place for future years, guarantees access to the facility by Avalon and other dredging partners, and eliminates the expense of removing the road that was put in place for Avalon's recently completed back bay dredging project. "This is a milestone accomplishment for the Borough of Avalon as we have been able to achieve what many believed was unachievable", said Avalon Mayor Martin Pagliughi. "We appreciate both the United States Army Corps of Engineers and the New Jersey Department of Environmental Protection for listening to our arguments about why the road needs to stay in place for the integrity of future dredging projects that keep local waterways safe and navigable for many years to come". Two Great Events Coming in March - Book a Weekend Rental - Getaway with Friends Avalon Kayak Park Open registration begins March 1^st for the 216 berths available at the park for temporary storage for the season from May 1^st to October 31^st, 2019. Only one kayak registration permitted for each residential dwelling. A lottery drawing is set to take place on Thursday, April 11^th. Market Trend Update for Year End Happy Valentine's Day! We have made it thru the cold wintery month of January - good riddance. Time for a change of scenery. During this cold month of January the Ferguson Dechert team put 30% more homes under agreement than January 2018 representing over 32% of the total sales on the island. Island wide as we enter the spring selling season January sales on the island were off 21%. Avalon sales are actually slightly ahead while Stone Harbor off 66%. Avalon saw a strong month in single home sales as compared to last year while the condo/townhome unit sales were down. Inventory levels are similar to those of 2018 but the mix continues to be heavily weighted in the upper end. As we open the spring selling season 7% of our single homes are priced under $1.0 million, 5.5% priced between $1.0-1.5 million while 57% of our homes are priced between 2.0 and $3.9 million - 45% priced from $3.0-$8.0. In 2018, 27% of our single home sales were in the $1.5 and under price range while 9% of our sales were priced $8.6-$4.0 million. Buyer demand continues to grow - interest rates continue to support good investment opportunities - demand for premium vacation homes supports decisions to invest in vacation homes on Seven Mile Island.
