Dear , I hope you had a great summer and made many special memories that will last a lifetime. We vacationed at Amelia Island and it was terrific as always. Bennett is a senior this year at SCS and he has his own car now. Mary and I are enjoying his new found independence with some trepidation but overall it has been a good experience so far. He has already applied to Anderson University for next year and plans to major in Computer Information Services so I'm feeling good about his job prospects for 2023.

The market closed 1278 transactions during the month of July, which was a 3.7% increase from July 2017. The rate of increase has slowed a little, but we expect 2018 will be another record year.  The national numbers have been flat all year and the rationale given by the analysts is the shortage of inventory, but I think there is more to it than just the shortage of inventory. When you combine rising interest rates with rising prices and add the shortage of inventory it makes sense. Mortgage rates remained mostly flat over the past week, which has been the dominant theme since late spring. This stability in borrowing costs comes despite the highest core inflation rates since 2008 and turbulence in the currency markets. Unfortunately, this pause in rates is not leading to increasing home sales. Purchase mortgage applications trailed year ago levels again last week, and it's clear in some markets that the combination of ascending home prices, limited affordable inventory and this year's higher rates are curtailing buyer demand. I wrote the original article on this subject in a printed Newsletter in 2009 entitled " Water is the Enemy". It's such an important subject that I include it once a year in my newsletter because the consequences of not checking for excessive moisture under the house can be a huge headache and very costly.

Managing the water around your home is one of the most important elements in maintaining your home. Rain water and it's effects cause many of the problems I see every day when viewing and evaluating property. A few of the expensive repairs I regularly see are rotten soffits, fascia board, and window frames, termite damage, and standing water in the crawl space. There are many other problems that result from excessive moisture, but these three are the ones I see most often.
