Francesca Madeo Valdes has joined the City as the Business
Development Specialist. Francesca has worked in the private sector for over 14 years, specializing in luxury retail marketing and communications. Most recently, Francesca worked as Media Relations Manager for Tiffany & Co. in New York City. A native  south Floridian, Francesca is  thrilled to be back in the Sunshine  State, working for The City  Beautiful and focusing on  corporate and retail recruitment. Beautiful boulevards, a thriving arts scene and a bustling downtown are characteristically Coral Gables. It's a few of the many reasons why people choose to make the City Beautiful their home and place of business. Another reason is the City's strong financial footing and favorable tax rate. In October, the City Commission approved a millage rate of 5.559, the second lowest rate among all full-service cities in Miami-Dade County. Our pro-business tax climate means business dollars go a lot farther in Florida as well; for example, limited corporate taxes and no state/local personal income tax. Great weather, recreational opportunities, convenient access to global markets and a highly educated talent pool makes Coral Gables the right choice!

EYES ON THE STREETSCAPE
With construction underway on both Miracle Mile and Giralda Avenue, the City has offered generous parking incentives to visitors supporting local merchants. Centralized valet parking fees were lowered to $5, previously $8. With centralized valet, customers can pick up their cars from any valet station on the Mile. Parking garage fees in the Downtown are $1 per hour with many merchants offering free parking vouchers.  

In addition, Restaurant Row merchants on the 100 block of Giralda have been given vouchers to provide guests free valet while dining and shopping in their establishments.  www.gablesstreetscape.com
BUSINESS TRENDS
Office vacancy decreased slightly from 8.2% to 7.9% from Q3 to Q4 2016, while asking rates went from $38.03 PSF to $38.67 PSF.  1515 Sunset Drive, 2020 Salzedo St. and 3 Giralda Place are still scheduled to be delivered to market this year. Average vacancy and asking rates across the County for the same period were 9.4% and $33.44. 

Retail vacancy decreased from 1.1% to 1.0% from Q3to Q4 while asking rates increased to $40.91 from $40.65.  Brickell vacancy rate is 21.2% with asking rates at $100.06 PSF.  Average vacancy and asking rates across the County for the same period were 3.2% and $34.87 PSF, respectively. 

There appears to be a great window of opportunity to lease in Coral Gables before there is an increase in rates due to the continued low vacancy.
TRANSPORTATION MASTER PLAN
Downtown Coral Gables has one of the highest volumes of pedestrian and vehicular traffic. Fortunately, the compactly designed downtown, numerous garages and free Coral Gables Trolley system, now in its 13th year, have proven valuable in reducing traffic and increasing accessibility. In order to mitigate the impact of traffic on City streets and enhance mobility, Coral Gables has launched a comprehensive, 10-year blueprint for improving the city's transportation system and addressing key mobility needs to provide better travel choices for the City's residents, visitors and workers.

FREE MOVIES, CONCERTS AND FITNESS CLASSES IN DOWNTOWN
In an effort to attract more people to our downtown, the City kicked off a Downtown Gables Event Series. Free fitness classes, jazz concerts and movies are held at The Plaza at 150 Miracle Mile, courtesy of a partnership between the City of Coral Gables and the McBride Family. All events are held in the early evening. On Tuesdays through March, Jazz in the Gables presents a live jazz performance. Wellness Wednesdays offers yoga, boot camp and Zumba. And watch an action and adventure movie every third Thursday of the month at Movies on the Mile.
