Speculative Industrial Projects Aim to Meet Growing Demand for Industrial Facilities

Commerce City's tight industrial real estate market is getting a boost. Vacancy rates for industrial buildings in Commerce City have been under 5% for several years. Several developers are planning to build speculative industrial buildings in the city. These developments will help attract new businesses or allow existing businesses to expand within Commerce City. 

Brennan Investment Group is planning nearly 1 million square feet of speculative industrial space in a 60-acre industrial development northwest of E. 108th Avenue and Havana Street. Huntington Industrial Partners' plans are well underway for four (4) buildings on approximately 20 acres, southeast of E. 108 th Avenue and Havana Street. The four buildings will total more than 270,000 square-feet. B & W Construction has completed construction of a 19,380 square-foot speculative industrial building at the northwest corner of E. 96th Avenue and Havana Street with availability for two tenants. Becknell Industrial is busy with three (3) projects in Nexus at DIA near E. 84th Avenue and Tower Road. Project 1 is a 540,931 square-foot industrial building is home to GE Appliances, a Haier company, and offers nearly 190,000 square-feet for lease; Project 2 will offer two (2) buildings of approximately 135,000 and 500,000 square-feet of space on 40 acres; Project 3 is a planned 308,000 square-foot building on 20 acres. Lincoln Property Company has closed on a nearly 34-acre site in the Nexus at DIA industrial development. The company plans to build three speculative industrial buildings totaling nearly 600,000 square feet on the property located at Tower Road and East 83rd Avenue. 
Transit Oriented Development Opportunities Available Along North Metro Rail Line

The North Metro Rail Line (N-Line) is an 18.5-mile commuter rail line that will connect Denver and Adams County. Commerce City has one station on this line at 72nd Ave. and Colorado Blvd. From this station, residents and visitors will be able to reach Denver Union Station in about 12 minutes, or travel north to Eastlake-124th Station in Thornton in about 15 minutes. RTD ran the first test train under power on the N-Line in April of 2019 and is currently conducting ongoing safety and community outreach for the line. Landscaping at the 72nd Station in Commerce City is also underway. 

Development opportunities exist around the 72nd Ave. and Colorado Blvd. station. In addition, the station benefits from Opportunity Zone status; this provides tax benefits for investors looking to reinvest capital gains into this area. Development around the station will aim to transform E. 72 nd Ave. into a vibrant mixed-use multimodal corridor and connect the commuter rail station to the neighborhoods in the core city. Potential development and/or redevelopment opportunities in the area include the current gravel and asphalt operations west of the station, and a mix of residential, schools and civic buildings, and vacant parcels to the east. Pre-Certification Reminder for Annual Enterprise Zone Tax Credits

If your business is located within a qualified enterprise zone and is pre-certified, the business may be eligible for valuable state income tax credits. Enter your address into this map and find out if your business qualifies. The Colorado Enterprise Zone (EZ) Program offers state income tax credits to businesses that create new jobs and/or invest in economically distressed areas of the state. Enterprise zone tax credits can be earned on investments, job training, hiring of new employees, research and development, the rehabilitation of vacant buildings, and the purchase of commercial vehicles. Businesses who would like to claim any of the Enterprise Zone tax credits must pre-certify annually with the local EZ Administrator. Under Construction

The excitement is building at the northeast corner of Chambers Road and E. 104th Avenue in the new Second Creek Marketplace development as construction has begun on several projects on that site. State House 38 has gone vertical at the northeast corner of E. 104th Avenue and Chambers Road. The 3,500 square-foot restaurant and bar will feature a 1,500-square-foot, all-season patio, and will serve American-style food for lunch and dinner seven days a week. The restaurant is planning to open in late fall. Dutch Bros. Coffee is under construction on a 824 square-foot space with a drive-thru. Panda Express is under construction on a 2,230 square-foot restaurant with a drive-thru. The foundation has been poured for the inline building that will house G's Tacos and is expected to open in the Spring of 2020.

Dairy Queen is under construction at 14950 E. 104th Avenue in the Aspen Hills Development, across from King Soopers. The 3,286 square-foot restaurant will include a drive-thru, employ 13 staff members, and be open from 10 a.m. to 10 p.m. every day. Dairy Queen anticipates that it will be open for business in October.

Starbucks is under construction at 12311 E. 104th Avenue in Turnberry Marketplace at the intersection of E. 104th Avenue and Highway 2. The 2,399-square-foot coffee shop with a 350 square-foot patio will serve local residents looking to grab a cup of coffee and will include a drive-thru for those wanting to do so on the go. The coffee shop plans to open in November.

Wingstop is under construction in Commerce City Plaza at 4952 E. 62nd Ave., Suite A2. Founded in 1994, Wingstop is a chain of aviation-themed restaurants that specialize in chicken wings. The 1,354 square-foot restaurant will employ 20-25 staff members and plans to open this fall.

The Commerce City Cultural Council is hosting the inaugural Commerce City Eats Week, September 22-30. This week-long event will highlight local restaurants and bring residents and visitors together through a celebration of food.
