Commerce City's tight industrial real estate market is getting a boost. Vacancy rates for industrial buildings in Commerce City have been under 5% for several years. Several developers are planning to build speculative industrial buildings in the city. These developments will help attract new businesses or allow existing businesses to expand within Commerce City. 

Brennan Investment Group is planning nearly 1 million square feet of speculative industrial space in a 60-acre industrial development northwest of E. 108th Avenue and Havana Street. Huntington Industrial Partners' plans are well underway for four (4) buildings on approximately 20 acres, southeast of E. 108 ^th Avenue and Havana Street. The four buildings will total more than 270,000 square-feet. B & W Construction has completed construction of a 19,380 square-foot speculative industrial building at the northwest corner of E. 96th Avenue and Havana Street with availability for two tenants. Becknell Industrial is busy with three (3) projects in Nexus at DIA near E. 84th Avenue and Tower Road. Project 1 is a 540,931 square-foot industrial building is home to GE Appliances, a Haier company, and offers nearly 190,000 square-feet for lease; Project 2 will offer two (2) buildings of approximately 135,000 and 500,000 square-feet of space on 40 acres; Project 3 is a planned 308,000 square-foot building on 20 acres. Lincoln Property Company has closed on a nearly 34-acre site in the Nexus at DIA industrial development. The company plans to build three speculative industrial buildings totaling nearly 600,000 square feet on the property located at Tower Road and East 83rd Avenue. 

The North Metro Rail Line (N-Line) is an 18.5-mile commuter rail line that will connect Denver and Adams County. Commerce City has one station on this line at 72nd Ave. and Colorado Blvd. From this station, residents and visitors will be able to reach Denver Union Station in about 12 minutes, or travel north to Eastlake-124th Station in Thornton in about 15 minutes. RTD ran the first test train under power on the N-Line in April of 2019 and is currently conducting ongoing safety and community outreach for the line. Landscaping at the 72nd Station in Commerce City is also underway. 

Development opportunities exist around the 72nd Ave. and Colorado Blvd. station. In addition, the station benefits from Opportunity Zone status; this provides tax benefits for investors looking to reinvest capital gains into this area. Development around the station will aim to transform E. 72 ^nd Ave. into a vibrant mixed-use multimodal corridor and connect the commuter rail station to the neighborhoods in the core city. Potential development and/or redevelopment opportunities in the area include the current gravel and asphalt operations west of the station, and a mix of residential, schools and civic buildings, and vacant parcels to the east.
