Proposition 206!

 As an employer, do you understand the new requirements?  Are you prepared with the necessary tools for compliance? 

I’m not talking about the new minimum wage!  I’m talking about the most misunderstood piece of Proposition 206…Mandatory sick leave for every employee!

Do you already offer paid sick leave to your employees?  Good for you if you do!  Do you know that the reasons that employees can take earned sick leave have broadened?  In order to be in compliance do you know what those broadened reasons are?  Do you know that there are monetary fines to employers that aren’t in compliance?

Do you know that employee pay stubs must contain the amount of accrued sick leave and the amount of used sick leave?

Do you know what the accrual amounts are per employee?

Remember paid sick leave for your employees is mandatory for every employer even if you only have one employee.  Paid sick leave is mandatory if that employee is seasonal, part time or commission only.  This affects everyone!

What is Kiwanis?
Kiwanis is a service club whose mission is to serve the children in the community by sponsoring AKTION Club (community service for young adults with special needs), Key Club (service leadership organization for teens that teaches leadership through service to others), scholarships ($50,000 awarded in 2016), Science Fairs and other Science and Engineering related education activities and Terrific Kids & BUG programs.  They are able to sponsor these activities through fundraising at their Bi-Annual Pancake Breakfast, sales through the Marketplace re-sale store and through generous donations from community and club members.

Fellowship and fun: Kiwanis members don't just do service-they have fun. Members make new friends by being part of the club where they attend meetings and participate in social events. Advisors can assist you with registering for classes, making payments, and determining the steps necessary to turn your ambitions into reality.

February’s highlighted class is BPC005, a Brief Introduction to Computers. If you are new to computers and would like to learn the basics, this is the class for you! This class covers material such as using Windows, saving and locating files and pictures, searching the internet, and setting up and using Facebook. Looking for something fun to do this month? PVCC at Black Mountain and the Phoenix Astronomical Society are hosting a star party! During the event, high-powered telescopes will be accessible for star-viewing. The event is free and open to the public. For more information, call (602) 561-5398. PVCC at Black Mountain is calling all volunteers who are passionate about STEAM to participate in STEAMtastic! The event is a celebration of science, technology, engineering, art, and math in everyday life through fun, hands-on, activities for all ages. It will take place on Thursday, March 9, 2017, and will consist of an expo from 4:00 PM - 7:00 PM followed by a star party from 7:00 PM - 10:00 PM. Activities will include dry ice ice cream, molecular gastronomy, paper airplanes with LEDs, the science of brewing, and much, much more. Volunteers of all ages are welcome! We do request that volunteers 12 and under be accompanied by an adult. Many are aware that Tom Darlington and K.T. Palmer were the founders of Carefree. There was another person who was instrumental with the early development of Carefree, his name was Leslie “Les” Rhuart.  Les was locally educated at Brophy High, Phoenix College, and finally the University of Arizona where he earned an engineering degree. He worked with Tom Darlington at AiResearch, in Phoenix, where Mr. Darlington was plant manager of the engineering company during WW ll. When the Carefree Development Corporation was formed (hence the town’s name), Mr. Rhuart was the vice-president, Tom Darlington was president, and K. T. Palmer was secretary-treasurer. Les was the president of the Carefree Water Company, Desert Forest golf course, and the Desert Forest Inn (now, the Carefree Inn). Additionally, he was involved with the development of the Carefree County Club, known today as The Boulders Resort and Spa.

Sold volume (dollar amount) was 71.85% higher; active listings [293] were 9.85% lower; and the median sold price [$430,000] was 14.67% higher, compared to one year ago. 
Average days on market were 105.     69 residential units closed escrow.
Scottsdale-
Sold volume (dollar amount) was 9.13% higher; active listings [3,034] were 0.88% lower; and the median sold price [$399,000] was 6.40% higher, compared to one year ago.
Average days on market were 107.     641 residential units closed escrow.
Phoenix (city only) -
Sold volume (dollar amount) was 11.49% higher; active listings [3,812] were 3.00% lower; and the median sold price [$212,250] was 5.48% higher, compared to one year ago.
Average days on market were 69.    1,724 residential units closed escrow.


Kraig’s Comments-

  • Distressed sales (short sales and lender owned) represent 3.80% of the total sales volume. Short sales are down 52.20%; lender-owned sales are down 23.10% from one year ago.
  • There is a 3.20-month supply of residential inventory in the Phoenix Metro Area. A balanced market for buyers and sellers is considered to be about 6 months.
  • Total residential inventory is 1.60% lower [22,536 units] than one year ago.
  • Entire Phoenix Metro Area: median sold price is $227,000; 5.60% higher than one year ago.  Average days on market were 77.
  • Average sold price compared to original list price is 96.09% in the Phoenix Metro Area. This means a home listed for $400,000 sells for about $384,360.
  • Total Phoenix Metro residential units sold and closed last month: 7,036. This is 4.40% higher than one year ago.
  • Total Phoenix Metro residential units sold and closed dollar amount: $1,978,046,411 (that’s 1 billion, 978 million- rounded for conversation). This is 11.82% higher than one year ago.
