Parking Lot Upgrades

We appreciate your patience as we continue to improve the Association. As of right now we have not been notified of any changes to the schedule which is set to begin tomorrow. Please do not park your vehicle in the Clubhouse parking lot Monday May 13th or Tuesday May 14th. If any changes arise we will notify asap.

In order for Kirby Creek Village HOA to remain in compliance with the City of Grand Prairie's Parking Layout and Design Standards we have hired a local company to re-stripe the Clubhouse/Pool Parking Lot.

In preparation for the pending striping project it is imperative the following precursors are met on the work site in order to create the most efficient and advantageous environment for successful completion.

The parking lot will be CLOSED during the process and we apologize for any inconvenience this may cause. Please make note of the following dates:


Monday May 13, 2019 - Parking Lot will be CLOSED (Power Wash Preparation)
Tuesday May 14, 2019 - Parking Lot will be CLOSED (New Striping)

In case of inclement weather, the operations manager will provide our offices with notification of delay or postponement and will collaboratively work to reestablish a date for completion. If there is a delay I will send out additional notifications as soon as possible.

RENTAL RATES:
FRIDAY - SUNDAY $150/DAY
MONDAY - THURSDAY $125/DAY
Holidays $175/DAY
Security Deposit $600

**Accounts must be current and in good standing**
Clubhouse rentals are for current homeowners only
Weekend dates in May, June and July are almost FULL
Requests are made on a first come first serve basis

All calls and emails are returned in the order received.
Duplicate emails and phone calls will result in a delayed response.

CLUBHOUSE RULES

1. The resident renting the clubhouse is responsible for seeing that all doors and windows are locked, lights and ceiling fans are turned off. Failure to comply will result in deductions from the deposit to cover costs incurred. Doors and windows are to be kept closed when heat or air condition are on. Please DO NOT stand on any of the furniture for any reason. A step stool is provided.

2. A cleaning procedures checklist is hung on the wall of the clubhouse to help insure proper clean-up. After rental, the clubhouse must be cleaned in accordance with the checklist. An inspection will be made and the deposit will be returned if the area is cleaned, no damages have occurred, and no other breach of contract items were noted as determined by the Clubhouse Manager. Please do not try and reach out to the Clubhouse Manager regarding the return of your deposit, deposits are processed by the Community Manager at the Management Office.

3. If the clubhouse is not found in satisfactory condition (clean) after leaving and locking up deductions for the infractions can be held from the security deposit. The Clubhouse Manager will report all findings to the Community Manager who will then send a follow up notice to the homeowner by mail which will outline all items left undone or in a non satisfactory condition.

4. DO NOT! Use thumbtacks, nails, staples, glue, or any device to attach anything to the walls, doors, furniture, trim, etc. IF damage occurs through this type of use, repairs will be made and the cost deducted from the deposit. Tape that does not leave adhesive residue is acceptable, but must be removed at clean up.

5. Please keep music and noise at an acceptable level so as not to disturb the clubhouse neighbors. Music and entertainment is to be set up and kept inside the clubhouse and not the pool area.

6. No Smoking allowed inside the clubhouse, including the bathrooms. This includes cigarettes, electronic
cigarettes, cigars and pipes of any kind.

7. Alcoholic beverages are not permitted outside the clubhouse including the pool area. Under no circumstances can alcohol be given to or consumed by anyone under the age of 21 years of age.

8. No pets are allowed in the clubhouse or pool area.

9. Your Total Deposit Will Be Forfeited If the Party Exceeds the 50 Person Maximum Occupancy Limit or Continues Past the Stated End Times. Also, If the Police Are Called, a Portion Of, or All of the Deposit Will Be Lost Depending on the Police Action Taken.

11. After 10:00 pm all loud devices are to be turned down per Grand Prairie Code Enforcement.

12. Failure to comply with these rules WILL result in forfeiture of deposit as well as fines for damages and
suspension of Association amenities (Pool/Clubhouse/Tennis Courts).

CLUBHOUSE CHECKLIST

The following must also be done in accordance with the Clubhouse Rules & Agreement or you will lose your deposit.

  • Clean counters and sink in the kitchen and bathrooms with cleaner provided.
  • Wipe out refrigerator.
  • Wipe out microwave.
  • Sweep the floors AND mop floors, including bathrooms.
  • Wipe down any walls that might have been marked up or splashed.
  • Place furniture back into its original position. Do NOT block air return grills.
  • Wipe tables off before placing in storage rack.
  • Pick up trash in the parking lot outside the clubhouse and the pool area that may have been left as a result of your party.
  • All trash must be removed from clubhouse at the end of the event.
  • Stray balloons and those caught in the ceiling fans must be retrieved.
  • Turn off lights and fans.
  • Check and lock ALL doors.
  • Set alarm and Return clubhouse key.

IMPORTANT: If you break or damage the furniture, tables, and/or decorative material of any kind, you will be charged the FULL REPLACEMENT VALUE.

• Under no circumstances may anything be left in the clubhouse after your party. This includes possible items delivered by a rental company or caterer.
• Other homeowners renting the clubhouse the following day deserve the same courtesy of being able to have the key to get into the clubhouse as soon as possible so that they may start setting up for their party.

As Members of the Kirby Creek Homeowners Association, all Homeowners share liability for any accident that may occur in the pool area. It is to your benefit to follow these rules so a safe swimming experience is ensured.

Homeowner accounts in good standing will have access to the pool facility. Our onsite Pool Manager will be assisting at the gate. Onsite pool management will be given an updated list from BFMC which notes who is allowed access to the pool. The Onsite Pool Manager does NOT have access to private accounting information and cannot resolve your account.

If your pool card has been suspended this means your account is past due. You must call our offices in order to discuss the account further. 972-644-3801 x-110

If you have misplaced your card, pool card replacements are $30.00 and the funds must be received prior to a replacement being sent to you. Onsite personnel does not carry extra cards, they are mailed directly from our main offices.

Pool Rules

  1. Pool restricted to Residents and up to FOUR guests. Guests must be accompanied by Resident. Photo ID required.
  2. NO person under 16 years of age allowed without parent or guardian. Photo ID required.
  3. Proper swim wear only, NO cut-offs, NO diapers of any kind allowed in the pool.
  4. NO person with skin abrasions, open sores, cuts, skin disease, eye disease, nasal or ear discharge, or communicable disease allowed in pool.
  5. NO person shall alter or remove safety equipment (Ring Buoy and Shepherd’s Crook) except in a bona fide emergency. These are for emergencies only and are NOT toys. People violating this rule will be asked to leave the pool. Continued violation will result in suspension of pool privileges.
  6. NO person is allowed to play with the weir gates located inside the skimmer wells. This equipment helps the pool skim dirt from the surface of the water and keeps the pool clean. Those found removing these Gates and destroying the flotation foam will be asked to leave the pool.
  7. NO sharp objects or glass of any kind are allowed in the pool or pool area.
  8. NO pets allowed in the pool or pool area.
  9. NO running, rough play, ball playing, pushing, or wrestling in the pool or pool area.
  10. NO diving.
  11. NO profanity or obscene language allowed.
  12. NO eating, drinking or smoking in the pool.
  13. NO barbeque grills.
  14. When the gate is locked, the pool is closed. The pool is closed on a regular maintenance schedule or for other maintenance or regulatory reasons. Stay out of the pool when it is closed. Crawling under or climbing over the fence in order to enter the pool area is considered trespassing. Trespassers will be prosecuted.
  15. Only water toys allowed in the pool area, no skate boards, skates, roller blades, bicycles allowed in the pool or pool area.
  16. The pool and pool area are not to be used by any clubhouse renter or their guests.

Farmers Market at Market Square, 120 W. Main St., in downtown Grand Prairie, Texas, is open Saturdays Now through mid-December and features locally grown fruits and vegetables, plants, tamales, baked goods, salsas, dips, relishes, eggs, honey, chips, soaps, candles and more.
A message from a Board Member: MAIL SERVICE

Due to ongoing struggles with the mail service in our community one of our Board Members had a lengthy conversation with the new manager at the Grand Prairie Post Office. The new postal managers name is Jason and he would like to know if Kirby Creek Owners have general ongoing mail concerns or issues with their current carrier. If so, please contact him at 972-262-7404. Jason is working diligently trying to correct the issues with the mail delivery in our neighborhood.

As your Management Company we always want to help any way we can, however, when it comes to mail delivery we are rarely made aware of issues until they have grown into larger problems. If you are already having trouble or start experiencing issues with your mail it is in your best interest to reach out to Jason as soon as possible so he can directly address your concerns.
No Trespassing
Please keep children, pets and motorized vehicles away from the edges of both ponds. The large pond is deep and the slopes are steep. If you see anyone camping or fishing near either pond, call the police. Trespassing is against the law.

Signs are posted around both ponds to reduce KCVA's liability in the case of accidental injury or drowning.
