Hello and welcome to our first Property Sisters: The M&C Team Newsletter. As Covid required a reduction in client and community parties and events, we have continued to seek out other ways to stay in touch. In our newsletter you'll find short updates on the market, renovation and improvement ideas, projects we are working on, and one of our favorite topics--our pets! While we love to share, we feel The M&C Team community (you/us) is uniquely connected and so we want this newsletter to be not just all about us--so share what you are working on, ask us questions, and PLEASE send us pictures of your pets to feature in "Woof! It should come as no surprise that a lifetime of real estate transactions might drive a person to drink. In fact, there's nothing we like better than trying new cocktails! So when I spotted a teeny little bound book of cocktails, slated for the trash at a client's home, I knew I had to rescue it. So "a guide to pink elephants" made its way home with me and an adventure in cocktail making began! My husband, Mike, and I are working our way through this 1950's cocktail guide, one drink at a time. We are documenting our experience and sharing drink recipes on my personal Instagram page (cathydeloach) but look for favorite recipes here!
Some Like it Hot
How about a little before and after? We had a blast working on this Falls Church Cape Cod and we're happy to report an excellent outcome for our clients. With paint and some improvements to the bathrooms and the kitchen (painted cabinets, changed counters, and a couple of new appliances) we sold this charmer for $46,600 over list price--list price $724,500, sold price $771,100 and 5 days on market! (See "Help" below for more tips from this renovation).

Dear Cathy...
Q: Hi Cathy! We are thinking about painting our house and wonder what paint colors are in style right now. Can you please recommend a color? I'm thinking about going gray.

A: Well...every house has its own personality and features which drive paint color selection so we rarely have a quick answer to this question. Also, grays definitely need to be carefully selected--some are more brown, some more blue--and a careful evaluation of the house, furnishings, other elements in a room should happen before deciding on the right shade of any color.

That being said, we are loving white walls with pops of color right now. After falling out of fashion in the early 2000s, white is back and feels fresh and clean. Paired with pops of color on accent walls or vanities and cabinets, white can feel especially modern and cool. One of our favorite whites is Benjamin Moore's White Dove OC-17. In the pictures above, it was used on both the walls and trim.

Meet Billie, our 4 year old Cavalier King Charles Spaniel. He and his brother are our only "children" at home right now and so are appropriately spoiled. People often wonder how we can tell the two brothers apart. There are lots of differences between them but the biggest is that this sweet boy is always getting into trouble. He loves and demands tummy rubs and gives great hugs.
