Who doesn't love a beautiful rainbow at the end of a big spring storm? Often times, though, we must to get through some tough conditions to see that reward at the end. The past few rain and windstorms we have lived through (even tornado warnings!) remind us of the damage that can happen to our communities, and how staying ahead of certain projects throughout the year is critical to lessen any damage that may occur. That's where Regal comes into play. Two areas where we see the most storm damage, are roofs and concrete, the latter of which we will explore today.

TO RESURFACE, OR REPLACE, THAT IS THE QUESTION!

Concrete walkways, pathways and clubhouse entrances can take a beating during extreme weather conditions.

To sustain the luster and safety of your concrete surrounds, we recommend conducting a thorough evaluation throughout your community with a Regal expert, checking for cracking, spalling, settlement or lifting. It is essential to properly inspect and evaluate the underlying issue prior to finalizing a concrete resurface or replacement plan.

There are times when a quick fix is appropriate, and other times when a comprehensive replacement is required.

Sometimes older concrete can work to your advantage, as it's had plenty of time to settle, harden and become strong.

We highly recommend conducting these evaluations prior to setting your budgets in the fall, so that the association allocates enough reserves for a potentially large project.

If a large storm is predicted in your area, call us to visit the site on an emergent or non-emergent basis.

When making a decision to replace or resurface, please consider the following:

  • Disruption: Removing concrete and replacing it involves equipment such as, jackhammers, dump trucks, cement mixers & backhoes. It can also involve landscaping repairs, fumes, loud noises, and possible challenges to visitors and employees accessing your community. Resurfacing can be a much simpler, less-invasive job, and will also reuse your existing sub-base to eliminate the need for heavy equipment.

  • Down time: Removing and re-pouring concrete can be up to a 10-day project, particularly if it needs to handle vehicle & equipment traffic. Resurfacing can typically be done from beginning to end in one to two days.

  • The Unknown: When tearing out old concrete, you run the risk of unearthing larger problems with the foundation, plumbing, or underground utilities that may add costs and further delays to the overall project. Resurfacing limits your project to the surface layer of concrete, eliminating the possibility for below-ground complications.

  • Expense: Resurfacing with an epoxy resin overlay may be a similar price per cubic foot to concrete, but when you factor in its greater strength and durability, superior sealing properties, flexibility in color, chemical-resistance, and quicker turnaround time, it can be a greater overall value.
