The GAR/GMLS Team and operations will close at 3PM on Friday, May 22nd, and will remain closed through Monday, May 25th in observance of the Memorial Day Holiday. Please submit all new listings, change forms, keybox requests, and inquiries by 2PM Friday to ensure a timely response and completion.

A few things to know from this week:

1)  As the State of Connecticut began Phase 1 of reopening this past Wednesday, May 20th, GAR and GMLS Leadership would like to reiterate the protocol and recommendations currently in place for Real Estate Professionals. Given that Real Estate services were deemed essential in CT from the beginning of the pandemic, most activities related to real estate transactions have been able to continue with modifications to ensure the health and safety of the entire community. As of May 20th, there will be no changes to any of the existing protocols or recommendations for conducting business as a Real Estate Professional.

The health and safety of the GAR/GMLS membership has been, and continues to be our number one priority. We are proud of our members who have been conducting business cautiously to ensure safe housing accommodations for their clients, and to keep our market and economy moving.  Click here for more information on the specific protocol and guidance to follow.

2) Greenwich Town Hall will REOPEN June 1. The building will be reopened to visitors on an appointment-only basis. Appointments - available from 8 a.m. to 3:30 p.m. - must be made in advance with individual departments. Walk-ins will NOT be permitted.

Visitors will be greeted at the front door by the individual with whom they have an appointment. Visitors must wear face masks to gain entry to the building. As operations begin to resume at Town Hall, residents are encouraged to continue to conduct business online or via telephone. 3) Pandemic Unemployment Assistance (PUA): The CT Department of Labor (CT DOL) announced the TWO STEP Process to apply for PUA. PART ONE and PART TWO can be completed now. CTREALTORS® has released detailed instructions for the application process, including answers directly from the CT DOL

4) Additional Guidance Regarding the Paycheck Protection Program (PPP): CTR has compiled further guidance from the SBA and US Department of the Treasury addressing required good-faith certification, extension of repayment deadline, and the interim final rule on loan increases.

GMLS Subscriptions Renewals Due by August 15th
The GMLS Subscription renewal orders for June 2020 through December 2020 are available in your account online. Invoices have been emailed. 

Due to COVID 19, the payment deadline has been extended to August 15th, 2020. You may log-in via this link to your online portal and pay your invoices  online via this link.

Have you completed your CE Credits yet?
Please note that the DCP will NOT be extending the CE deadline for Brokers or Salespersons due to coronavirus.   All CE classes/credits must be completed and fulfilled by: March 31, 2020 for Brokers and May 31, 2020 for  Salespersons Please review the 2020 CE requirements via this link  .

NAR Code of Ethics Training - Due December 31, 2021
NAR's Board of Directors approved a change to the Code of Ethics training requirement, extending it from every two years to every three years. This extends the current cycle deadline from December 31, 2020, to  December 31, 2021 If you do not need CE Credit, but would like to complete your Ethics training requirement for NAR, you can do so for free via  nar.realtor
GMLS Clear Cooperation Policy
As of Friday, May 1st, the GMLS Clear Cooperation Policy is in effect.

The policy states: Within one (1) business day of marketing a property to the public, the listing broker must submit the listing to the MLS for cooperation with other MLS participants. Public marketing includes, but is not limited to, flyers displayed in windows, yard signs, digital marketing on public facing websites, brokerage website displays (including IDX and VOW), digital communications marketing (email blasts), multi-brokerage listing sharing networks, and applications available to the general public.

The above policy applies to all Exclusive Right or Exclusive Agency Listing Agreements, but does not apply to those for Commercial properties. Please read the announcement and resources for additional compliance information. 

Please note that entering a listing in FlexMLS DOES NOT require the listing to be displayed on the internet via a 3rd Party Portal, or Brokerage/Agent IDX website. Listing Agents have the ability to control the distribution settings for their listings by going to Edit Listing>Listing Information>Broker Distribution. A listing and/or address can be withheld from being disseminated to the internet for public display.
New Email Address for Office Exclusive/Non-MLS Listings
Per the GMLS Rules and Regs ALL Exclusive Right or Exclusive Agency listing agreements for properties within the Town of Greenwich must be submitted to the GMLS Office within 48 hours of obtaining all necessary signatures. If a listing is not going to be publicly marketed and is going to be kept Office Exclusive/Non-MLS, please send the listing agreement and the new certification to withhold form to [email protected].
Coming Soon - NEW Listing Status in GMLS
The  Coming Soon  listing status is live in FlexMLS as of Friday, May 1st. This status indicates that the Listing Brokerage and the Owner(s) are preparing the property for sale or lease, and it is not yet available to be shown. 

A listing can be in the Coming Soon status for up to 7 Days, and will not accrue days on market while in this status. On the Start Showing Date, the listing will automatically convert to an Active status.  Please read the full announcement and resources for additional compliance information.
