REAL ESTATE PORTFOLIO ENVIRONMENTAL CONDITION & LIABILITY ASSESSMENT SERVICES

Hygieneering’s expert team of workplace health and safety professionals can effectively identify environmental risks/liabilities and provide proactive services to control and manage these risks/liabilities for commercial and industrial properties.

Hygieneering’s team of trained and experienced professionals will provide:

  • On site, visual inspection to document property use, environmental conditions, hazardous materials operations, waste handling and storage practices.

The Healthy Building Institute
Healthy Building Verification Program
The Healthy Building Verification Program (HBV) is designed and delivered through the Healthy Building Institute (HBI).

HBI is an Environmental Health and Safety (EH&S) division within Hygieneering, Inc. that focuses on providing clients with expert 3rd party Indoor Environmental Health and Safety Compliance Consulting/Inspection/Testing/Training services to comprise the Healthy Building Verification Program.

The annual Healthy Building Verification Program includes the following expert 3rd party Environmental Health and Safety Inspection, Testing, Guidance and Healthy Building Verification scope of services:
  • Comprehensive Indoor Air Quality Testing and facility review to verify adherence to guidance established by OSHA, EPA, ASHRAE and CDC standards for indoor environments.
  • Water Testing of Potable drinking water supplies to verify safe and healthy water quality is being provided per EPA drinking water quality standards.
  • HVAC mechanical system inspection and operations guidance to verify the HVAC system within this facility is properly filtered, maintained, and operating.
  • Contact Surface Hygiene Program- A review of facility cleaning and disinfection practices and products to verify that practices are in adherence with guidance from OSHA, EPA, and CDC to properly maintain safe and healthy contact surfaces for building occupants.  


In addition to the scientific component, the Healthy Building Verification Program includes a public outreach tool using QR Code technology to inform visitors and occupants know that the building is being assessed by independent third party to meet OSHA and EPA environmental standards and guidelines for indoor health.

The Heathy Building Verification Program is designed to provide schools, employers, and property managers with a scientific and communication tool to assure building occupants that the indoor environment meets safety and health guidance for workplaces and academic environments.
Project Spotlight
OSHA Wall-to-Wall Facility Inspection
Hygieneering assisted a manufacturing client to prepare for an OSHA visit. This included a wall-to-wall walkthrough of the facility to identify physical hazards in place; a cursory review of written programs to determine compliance with OSHA standards and status of implementation at the plant; review of training and inspection records, and an OSHA 300 log review. Hygieneering paid close attention to the key OSHA enforcement trends for this specific company’s activities. Hygieneering provided a report of findings to the client with a prioritized action plan to address findings.

EHS Gap Assessment

Hygieneering assisted a client with conducting an Environmental Health and Safety (EHS) Gap Assessment for its operations. This assessment included a review of safety and environmental compliance programs in place to compare to regulatory requirements set forth by OSHA, EPA, and other state and local authorities. 
Additionally, Hygieneering reviewed site work practices and operations to assist the client to determine which programs, training, permits, and work practices are required to accomplish and maintain compliance.

Compliance Reminders
This is a friendly reminder that:
 
US DOT requires complete training for hazmat employees once every three years (49 CFR 172.704).

US EPA requires annual training for hazardous waste personnel (40 CFR 262.17).
US OSHA requires annual training for general site workers engaged in hazardous waste operations (29 CFR 1910.(e)(9) as well as emergency response employees (29 CFR 1910.120(q)(8).
