At the beginning of the year, I shared my Goals as President for the   Florida CCIM Chapter for 2019.  

I am pleased to announce, midway through the year, Goals are being met, Teamwork is Stronger than ever, Branding is Consistent, and Deals are being Accomplished member to member!  Pleased is an understatement of how I feel about the Professionalism of our Membership and the Power of the Pin.

Upcoming Florida CCIM Chapter Leadership Participates In PR CCIM Chapter's 15th Anniversary 

Puerto Rico's commercial real estate sector has the potential to be a big contributor to the island's post-hurricane economic recovery, due to a combination of technological innovations in manufacturing and retail logistics, as well as to the disruption of global supply chains as a result of the ongoing U.S.-China trade war, according to a stateside real estate trade economist.
"You have huge opportunities here. Puerto Rico is on the path of reinventing itself," Kiernan K.C. Conway, chief economist for CCIM (Certified Commercial Investment Member), a U.S. trade organization for professionals working with commercial real estate, said Friday during CCIM's Puerto Rico chapter's 15th-anniversary luncheon held at a Condado hotel.
Conway, who is also director of research and corporate engagement at Alabama Center for Real Estate at the University of Alabama, said he was "impressed" with the designation of 97 percent of Puerto Rico as qualifying for Opportunity Zone incentives-an action he noted will enable the island's commercial real estate sector to take advantage of the global shifts in retail logistics, including continually evolving technologies in warehousing and shipping.
The economist said that the burgeoning growth of online retailers has led to a shortage of facilities that can quickly and efficiently process and ship massive amounts of merchandise. With e-commerce supply chains growing between 25 percent and 30 percent a year, demand for distribution space is so great that builders and developers can't keep up, he said, noting that e-commerce has taken up 20 percent of total warehouse space in the United States, up from 5 percent just a few years ago.

This update (July 2019) has been prepared specifically for  Florida CCIM Chapter  members:
Business Tax
Reduction of the sales tax on commercial leases, now known as the business tax, continues to be a priority for FR, Florida CCIM Chapter and other and commercial practitioners; since Florida is the only state that charges this tax creating an unfair playing field in Florida.  The initial goal was to get the legislature to stop taxing business in this way, however, over time it became apparent that our best effort would be to work toward reduction of the rate with the goal of phasing it out.  Success has been slow, but the rate was reduced in 2018 to 5.7% and effective January 1, 2020 will be reduced to 5.5%.  The real value here is that there is some momentum in reducing the rate.
Sadowski Trust Fund
The legislative session ended on May 4, and, although the Governor made it a priority to end the raid on the Sadowski Trust Funds for uses other than their intended use, that being affordable housing programs; and, the Senate supported his position, the House did not - and the attempt failed.  Only $200 million has been allocated for affordable housing programs, which will include $115 million to assist Panhandle residents whose properties were devastated by Hurricane Michael, $7 million will go to Jacksonville and $77 million will be distributed statewide.  Clearly, each community must move forward to create their own housing trust funds.

THIS EVENT POSTPONED UNTIL SPRING 2020!
 
It is with great regret that we were forced to cancel the Logistical International Connection Conference scheduled for October 3-4, 2019 at the Space Coast Board of Realtors.
 
Due to Hurricane Dorian, many of our speakers and guests are needed in their various ports and are unable to attend and participate as originally planned.
 
We are working towards rescheduling this event in the early spring of 2020.
 
Anyone who has registered will be refunded.
 
We apologize for any inconvenience this may have caused. Stay tuned for new date.
