It might sound odd to say that commercial real estate activity has been strong with the blistering effects of the pandemic still looming but that was the case in the first half of this year in Hurst and the HEB area.
Fifty nine new businesses totaling 136,630 sq. ft. opened in Hurst in the first six months of this year. And even more exciting was that the most popular new store category of all, new restaurants, blossomed during that time. Eleven new restaurants opened in Hurst, highlighted by several that have just recently opened their doors including Hattie Marie’s Texas BBQ, Cajun Kitchen, Dixie House Café and Hawaiian Bros Island Grill. Hawaiian Bros are introducing their brand and Hawaiian cuisine to the DFW market in a big way, as Hurst was their second location, and they have numerous others planned. It’s a great place to find authentic Island comfort food plates including Honolulu Chicken and Luau Pig.
North East Mall continues its recovery from the pandemic slowdown, as traffic returns to brick and mortar stores and builds to pre-pandemic levels. New retailers have joined the fine roster with exciting new products like World Axe Games, Dallas Cowboys Pro Shop, Tastebud’s Live and Quicklotz Liquidation. Quicklotz has just opened Texas' largest, innovative “bin shopping experience” with over 50,000 items of electronics, housewares, clothes, furniture and crafts at up to 90% off retail.
Two new liquor stores opened this quarter after the November 2020 election supported by Hurst residents. Tarrant Liquor and Fossil Creek Wine and Spirits have now opened and Liquorland and Spec’s Wine, Spirits and Finer Foods are soon to start construction.
New families continue to move to Hurst as over 250 existing single-family homes have been sold in the first six months, many at record prices over asking. An additional 94 new families are now enjoying the new Provision at Patriot Place Apartments that opened last month on Hwy 10 at nearly 100% leased.

Grand Openings and New Business Activity in Euless
Development activity in Euless continues at an impressive rate. In late July, Victron Energy held a two-day grand opening and ribbon cutting event for the Gateway of Euless convenience store located at Glade Road and SH 360. The development includes Exxon, Sonic, Jimmy John’s, and Wash Masters Tunnel Car Wash. Urban Logistics has made significant site preparation progress associated with their 360,000 square foot flex commercial development located at the 1000 block of S. Industrial Boulevard. The 360,000 square feet planned for this development will be divided among three new buildings. Dutch Brothers Coffee is finishing-up site work for their new location at the 700 block of N. Industrial. Frost Bank at 2051 W. Airport Freeway has cleared the site and is in the process of installing utilities. This will be a full branch location with drive through service.
Service Master has begun site preparation associated with the expansion of their current facility located on W. Euless Boulevard. Popeye’s Chicken restaurant at 1010 W. Airport Freeway has begun site work at the former location of a convenience store / fuel sales site. Housing development continues at a steady pace. Forty-seven new housing permits were issued in from April through July. Founders Parc; Lonestar Estates; and Ashlyn Estates remain our most active subdivisions. The Founders Parc Amenities Center has received a Certificate of Occupancy and is now open for use by residents of that development.

Generations Park at Boys Ranch - On November 6, 2017, Bedford voters passed a park revitalization project/bond package, authorizing funding for the redevelopment of the Bedford Boys Ranch Park, transforming it into Generations Park at Boys Ranch, a new world-class park with amenities second to none.
Currently under construction, Generations Park will offer a softball/baseball complex, along with a special events lawn featuring a large lawn with two pavilions for staging entertainment. The centerpiece of the park is The Center, a multi-generational recreation center this will include indoor and outdoor pools with various play features, community and fitness rooms, games lounge, fitness mezzanine with indoor track, double court gymnasium, and heavily amenitized locker rooms.
Generations Park will improve the quality of life in our community, benefit the economic development of our region by aiding in the City’s business recruitment and retention efforts, and will continue to make Bedford a community of choice for our existing and future residents. Some impactful economic benefits of Generations Park include:

Direct Revenue Enhancement: The enhanced park will generate revenue from its rental facilities, recreation services, programs, special and private events, as well as direct employment and spending.

The Foundation markets the three cities primarily though trade shows, professional associations and meetings with commercial real estate developers.
