2021- A very HOT real estate market

Greetings!

This is my first newsletter "post pandemic" and I am thrilled to think we are through the worse of it. Perhaps 2021 and beyond will be reminiscent of the "Roaring 20s" after the Spanish Flu of 1918?

As you have most likely read and heard, the real estate market is HOT. Home values are up, sales are up and the days to offer are way down.

In Hingham, home sales are up by 26% year-to-date as compared to last year! The median sale price is up by 54% and a 57% increase in total sales. Read below for more details.

What can we expect in 2021?

Here is what I forecast:

1. Continued low interest rates.

2. Still high demand for homes in our communities.

3. Jobs will continue have more workplace flexibility.

4. Home offices will continue to be a high priority.

5. Less COVID concerns!

Q1-2 2021 Hingham Single Family Statistics

Statistics are up in ALL categories and all favor sellers! Total sales were $167 million, up by 57% from a year ago. Total homes sold were 133, up by 26.7%. Median Sale Price is $1,185,000 up by 54% and Average Price is $1,259,599 up by 23.9%. Huge increases! The price per square foot is also up by 17.8% to $450 per square foot.

Current inventory is only 63 homes. Down by 62%! We need homes to sell!

Hingham Median Sale Price

Hingham's median sale price for the first half of 2021 is $1,185,000. That is up by 54% from the previous year. WOW!

Q1-2 2021 South Shore Single Family Market Statistics

Results in all towns are up in Q1-2 2021 vs 2020. Keep in mind March-April we were in "lockdown" last year. Still amazing growth!
