As we continue along adapting to our social distancing and self-isolation, I've a few members ask about days on market and the different statuses in the MLS.
Our MLS counts two days on market and Active and a Cumulative. The
ADOM
(
Active Days on Market)
resets to zero after the property has been off the market (cancelled or expired status) for 90 days. The ADOM will also reset to zero if the property is listed by another Real Estate Company (not office). The
CDOM
(
Cumulative Days on Market)
resets to zero after the property has been off the market (cancelled or expired status) for 365 days.
The DOM counts will only reset if a listing is canceled or expired for the requisite amount of time before being relisted. Our MLS defines a Withdrawn status as status that signifies that a property is temporarily withdrawn from MLS at the seller's direction, but will be reactivated at a later date. The seller still has an active listing agreement with the listing broker, it is only withdrawn from the MLS. For listings in a Withdrawn Status the ADOM will pause until the listing is back on the market and the CDOM will continue to count. Neither DOM counts will reset if a listing is Withdrawn. The Canceled Status
signifies the Seller is permanently cancelling or terminating the listing with the listing broker prior to the expiration date of the listing agreement; the DOM counts will reset if the criteria outline above has been met.

The VMLS and VBR Board have voted to approve a rule change effective
May 1
to ensure compliance with the mandated changes with the
Clear Cooperation Policy
For the month of May:
Not in MLS
and
Coming Soon,
emails will be prohibited
from being sent through the broadcast emails. It will not prohibit Office Exclusives, but as soon as that listing is promoted publicly, the one business day rule will kick in.
Public promotion is considered
but is not limited to, flyers displayed in windows, yard signs, digital marketing on public facing websites, brokerage website displays (including IDX and VOW), digital communications marketing (email blasts), multi-brokerage listing sharing networks, and applications available to the general public.

This will go into effect on May 1
. Until then, our rules will remain as they are.

How to publish Virtual Open House links on Zillow and Trulia
|
Zillow sites always stripped out property descriptions that contain URLs to prevent misuse. The product team at Zillow have agreed to allow Virtual Open House/Showing data to be passed in the remarks – but also only if the data input matches a specific format for us to pick up the info.
The process at Zillow that removes remarks containing URLs
will remain in place, so if the data on virtual open houses does not match the specific format, it will not be displayed.

The format is:
At end of listing remarks: “#virtualopenhouse *
url
* *
date
* *
starttime
*-
*endtime*
”
Example:
Details:
- Incoming data from MLS - at end of listing remarks:
- #virtualopenhouse *url* *date* *starttime*-*endtime*
Only one date/time window allowed per listing
Date should be in MM/DD/YYYY format
Time should be in local time, 12 hr format
End of remarks only - so that it’s easier to parse the string
