Dear MCAR member,

The County of Monterey recently updated their list of essential service providers and the rules associated with transacting business. The following passage applies to all real estate sales persons transacting business:
 
Service providers that enable residential transactions (including rentals, leases and home sales), including, but not limited to, real estate agents, escrow agents, notaries, and title companies,  provided that appointments and other residential viewings must only occur virtually  or, if a virtual viewing is not feasible, by appointment with no more than two visitors at a time residing within the same household or living unit and one individual showing the unit ( except that in person visits are not allowed when the occupant is still residing in the residence );
 
 
How this applies to real estate in Monterey County:
 
Realtors® in Monterey County now have a limited exception to schedule “private showings” in the event 1) the house is vacant, and 2) not more than two people are in the house at the same time. Open houses are still not allowed and if the house is occupied there is no allowance for showing the property live. However, this limited exception will allow for buyers and renters to walk through prior to making an offer or closing a transaction. It will also allow agents to walk through vacant homes to set up virtual tours, take photographs, conduct AVIDs, and complete final walk thru verifications. 
 
The updated order extends general shelter in place requirements until May 3, 2020.
Please review with your Broker and/or legal counsel how this may specifically impact your ability to conduct real estate activity in Monterey County. Additional information will be shared as it becomes available.
