Our passion and focus continues to be on high quality developments in connected locations.

We look to give  back to our community by giving them the correct tools to better understanding the drivers and  fundamentals of the market.

In this issue, you will find a summary of three diverse offerings (case studies), in inner city Perth, which we have  been directly involved with.

It is with great pleasure that we announce SNIPA - "Searching Neighbourhood Intel and Property Analytics".

A unique piece of technology that will dramatically change how we search for property and community  information in the future.  Read on for more information.

And finally, TTM "Town Team Movement" continues to grow from strength to strength. It is so exciting to be part of  a community driven ground swell that is making a real difference.   Current TTM actions outlined below.

The Urban Agent's Key Guiding Principles

The method of a given project's design are fundamentally essential and specific to us. We focus on the best locations, environmental well-being, low-cost living, while offering an attractive long-term ROI for our clients.

We invest and partner in innovative urban design and market guiding principles to help our clients achieve their project goals.
  • Costs Curved: by limiting the number of non-essential facilities in your project, you reduce strata fees and household running costs, and also create a happier and healthier place to live.
  • Design & Sustainability Enthusiasts: Design focus on quality low energy, whilst limiting volatile organic compounds (VOC's) materials and energy efficient appliances.
  • Community Minded: with affordable living, you have the chance to connect with your community through its wide-ranging social infrastructure.
  • Minimal Design Philosophy: we are a passionate leader in advocating the importance of 'space efficiency' and smart design. De-clutter your life and make room for only the important things!
  • Location Capitalist: we only select locations based on the endless advantages and richness they offer, this includes food, entertainment, sports to culture. The
The following case studies have adopted these guiding principles, achieving the desired results for our clients.

CS1CASE STUDY 1 - UNITY  WEST PERTH

Vision
  • With a stunning contemporary street presence, Unity is a development comprising of nine different stunningly conceived one- and two bedroom townhouses and apartments, many with breathtaking views of the ever changing city skyline.
  • Incorporating long term, award winning, environmentally conscious design features, Unity Apartments promise to generate positive and ongoing benefits for its residents and the environment.

Result
  • Unity has achieved strong sales results defying market forces, with stylish lifestyle driven owner occupiers appreciating the unique point of difference this project has to offer. Buyers have been attracted to the project through a sophisticated hyper-local marketing campaign.
  • Resulting in 90% SOLD in the agreed marketing time frames.

CS2CASE STUDY 2 - FLEX HOUSE  LEEDERVILLE

Vision
  • Smart and modest means more time for lifestyle pursuits.
  • When we create an affordable product, you can save and spend on what's important.
  • Perth cannot rely on a 'one size fits all' model of design and urban infill.
  • Flexible design allows for the houses to expand and reduce as family (owners) needs change over time.
  • Let your location, its spaces, with public and social infrastructure lead your lifestyle.
  • When you reduced the lot size, this encourages building and construction innovation.
  • Small lot housing challenges the popular conception that high density can only be achieved through apartment buildings.

Result
  • Simple build and design have seen the project build costs come in below budget.
  • A very short construction window expected

Note: More information on this unique project will be tabled in our next newsletter.

CS3CASE STUDY 3 - OLD MEETS NEW MOUNT HAWTHORN

Vision
  • Convert a 1960/70's duplex into a stylish
    contemporary home.
  • All on a limited budget

renovations that worked with the original framework and footprint of the home, made for a very liveable family home that could be marketed at a competitive price.
