In September, Florida’s housing market reported more closed sales, more new pending sales, rising median prices and more new listings compared to a year ago despite the ongoing pandemic, according to the latest housing data from Florida Realtors. Single-family existing-home sales rose 22 percent compared to September 2019. “Florida’s housing sector continues to be a bright spot for the state’s economy amid the ongoing pandemic,” said Florida Realtors President Barry Grooms.

Association of Indian River County through its Multiple Listing Service and in conjunction with Florida REALTORS^® reflect the following for September 2020/2019.

The Residential closed sales of single-family detached homes totaled 357 units for September 2020. This compares to a total of 263 units in September 2019. The median price of single-family detached homes sold by members of the REALTORS^® Association of Indian River County MLS for September 2020 was $265,000. This compares to a median price of $255,000 for September 2019. Current active inventory of residential single-family detached homes total 845 for September 2020. This compares to the active inventory of 1,269 for September 2019.

The Residential closed sales of condominium homes totaled 92 units for September 2020. This compares to a total of 50 units in September 2019. The median price of condominium homes sold by members of the REALTORS^® Association of Indian River County MLS for September 2020 was $198,000. This compares to a median price of $153,500 for September 2019. Current active inventory of condominium homes total 403 for September 2020. Meet local artist Russ Hahn, a long time Vero Beach resident. When we listed Russ and Pat Hahn's home last year, we had no idea there was a talented artist in residence. In what would have been the 3rd bedroom there were a few easels and all kinds of instruments for making art. It was then that I discovered the 'Postage Stamp Art,' where Russ sliced apart stamps and glues them into intricate designs. I was fascinated by the finished artwork pieces. This technique began in the mid 1800's after the invention of the glue backed, perforated stamp printing press, 50 years before Picasso began modern day abstract collage art.
