Higher Lumber Costs Add More Than $35+K to New Home Prices, $119 to Monthly Rent
NAHB has conducted extensive analysis on these costs and found that at current prices, builders are paying about $48,000 for the softwood lumber in an average single-family home – nearly triple what the price was a year ago. This unprecedented price surge has added nearly $36,000 to the price of an average new single-family home.

The recently released What Home Buyers Really Want, 2021 Edition continues NAHB’s long commitment to our members to provide the most recent and accurate research on what home buyers want in their homes and community.

KEY FINDINGS:
  • 67% of home buyers would like to purchase a single-family detached home.
  • Buyers want a median of 2,022 square feet of finished space, about 8% more than the 1,877 square feet they currently have.
  • Home buyers clearly prefer open layouts
  • For 63% of buyers, the washer and dryer belong on the first floor.
  • 46% of home buyers want three bedrooms.
  • 42% of recent and prospective home buyers prefer a two-car
  • When asked if they would prefer a home designed for multiple generations (the buyer, plus a younger and an older generation), buyers are evenly split: 39% want it and 39% do not (with the remainder not being sure).

How does a net‐zero energy code help? There are many alliances, associations, advocates, partnerships, and others who are asserting their philosophy of the best way to answer the question of sustainable home building and renovation. Do so many voices help or cause confusion? A good message to rely on came In April 2018. The New Hampshire Office of Strategic Initiatives published the NH 10‐Year State Energy Strategy. For all who want to see the big picture for NH and New England, this may be the most important single reference. The focus is on “cost‐ effective.” The Executive Summary begins NH energy prices are among the highest in the nation. On average, each NH resident spent $3,934 on energy in 2015.
Federal sources project that between now and 2050, residential energy consumption will increase overall, with electricity taking a larger role, natural gas remaining steady, and other energy sources declining. Perspective on the national stage is provided in Figure above.
