Clear Cooperation Rule Clarification
Regarding Clear Cooperation, we have received a couple of clarifications from NAR. NAR has confirmed that the agent is responsible for their seller’s and vendor’s actions and if the seller or vendor do something that violates the rule, the agent will be held responsible. The three most common instances are:
  1. The seller posts photos, videos, etc. on social media more than 1 business day prior to listing
  2. A sign vendor puts a sign in the yard more than 1 business day prior to listing
  3. The seller posts coming soon or for sale on Zillow (or other social media) and posts: contact agent

Please make sure you take a moment to explain the Clear Cooperation Rule to both sellers and vendors so there are no issues. We realize that sometimes sellers and vendors act without consulting you, and the best way to avoid a fine is to explain the requirements of clear cooperation very early in your relationship.

Also, NAR has clarified that past clients and prospects that you are not actively seeking homes for/showing homes to are considered members of the public for advertising purposes. This is much stricter than their initial guidance, so please note this change if you are taking an office exclusive listing. You are only permitted to discuss an exclusive listing with your clients who are actively seeking to buy a home and the other agents in your firm.

Matrix Tips

Matrix Add/Edit and Search Pages to be Updated

Starting Monday, March 2 and continuing on March 3, you may notice some subtle changes to Matrix Add/Edit and also on the Search screens. CoreLogic will be doing some updating to the user experience in Matrix. This will not cause any downtime for users but you may notice if you log out and back on those days subtle changes like not having to scroll down to in a field to select more choices and or no longer needing to use the CTRL key to select multiple choices in a pick list.

School Deep Links From Matrix to RPR

Starting Tuesday, February 25, “School Deep Links” will be enabled on Agent Displays in Matrix.

Deep links are simply hyperlinks found on the Internet or apps, that allow users to drill down directly into specific information. Found within all sorts of digital content and applications, these links let users save time by skipping a site’s homepage or other unnecessary steps. As it relates to RPR usage, deep linking allows an MLS product to link directly to a “deep” interior page of RPR.

With this new feature powered by RPR, school names on your listings will now be hyperlinked starting today. Clicking on the link will allow you to generate a report with details about the school, including the school and district ratings, school facts and reviews.
School Reports will be:
  • Fully Agent branded
  • Available for Elementary, Middle, High School and District
  • Easily customized
  • Can be printed or shared

Do your clients often ask who is visiting their home for a showing? Now, ShowingTime has released a new setting in ShowingTime that gives you the option to display these details to your clients. This setting puts you in control of what showing agent’s details you’d like to share with your clients. Up until now, this setting was controlled by your MLS or brokerage and if you do not edit it, this will remain the default option.
