A Message from the President ~

Hello SSWBN community! 

I want to thank you for taking the time to read our South Shore Women's Business Network Newsletter.

Congratulations to everyone! We've grown our membership with 36 new members during the first half of 2018. In 2017 we grew by 36 for the entire year. Keep up the good work by inviting others to attend an event and learn more about us. 

We were very proud to have Jeanne Yocum, one of our founding leaders, speak at our June Networking Breakfast! Her talk was very relevant and gave insightful information to our members and guests.

Remember, our new location for the September Breakfast is at The Hampton Inn and Suites, Colony Place in Plymouth, Exit 7. Early bird pricing is available, and seating will be limited. Please register as soon as you can!

At the breakfast we'll honor our 3rd Quarter charity, EmpowerHER.org, a non-profit organization founded by Cara Belvin that supports girls who have lost their moms. Registration at the breakfast opens at 7:30 and we'll begin our Round Robin Networking activity promptly at 8:00 am! I look forward to seeing you there.

June Quarterly Breakfast
"Very relevant and informative"

This i
s what several attendees remarked after June's breakfast  meeting, at which author Jeanne Yocum, one of SSWBN's original founders, spoke about the joys and challenges of Self-Employment. Our breakfast attendees were highly engaged by the tableside networking activity on this topic, and several members were thrilled to win copies of Jeanne's recently published book,  The 
Self-Employment Survival Guide.


We celebrated our charitable partner this quarter, Magical Moon Foundation, and donated $1,000 to them. This organization supports children and families faced with cancer, and is unique in being a non-profit organization that focuses on empowering children to use their inner strengths to manifest miracles in their lives.

At our breakfast we look forward to honoring our 3rd Quarter charity, EmpowerHER.org, a non-profit organization founded in 2013 by Cara Belvin with a very specific MISSION - to empower, support and connect girls of all ages who have experienced the early loss of their mothers.  EmpowerHER serves 130+ girls throughout Massachusetts by providing an integrated series of programming featuring year-round group events and retreats,  in tandem with a one-on-one mentor match program. EmpowerHER is a volunteer-driven organization, and all programs and activities are provided at no charge to the family.

Applying for a Mortgage? 
Key Questions You Can Expect from Your Mortgage Lender

Put yourself in the mortgage lender's shoes: Before giving someone a big loan, wouldn't you want to know a lot about the borrower?
Expect your mortgage lender to ask these questions about your income, credit history, the home you want to buy, how much money you have saved and more.

Employment and income
  1. Where do you work?
  2. How much do you make? You will be expected to document income with copies of income tax statements, as well as giving the lender permission to request tax return transcript by signing a Form 4506T. If you collect a paycheck, you will need to provide copies of pay stubs and W-2's.
  3. How long have you been at your job?
  4. How is your income derived - steady salary or irregular income? If your income varies, you will need to provide details.
What works in your favor?
  • You can provide steady employment (2 years or more) with the same employer or in the same line of work.
What complicates an application?
  • You are self-employed or a contract worker.
Debt
  1. What recurring debts do you have?
  2. How much do you pay a month for auto loans, student loans, credit cards, and other debt? You may be asked to document your recurring debts by providing copies of bills.
What works in your favor?
  • Your monthly debt payments account for 36% or less of pretax income and you haven't made a major purchase (like a car) recently.
What complicates an application?
  • Your credit cards are maxed out or your monthly debt payments account for more than 36% of your pretax income.
Savings and Assets
  1. How much money do you have in the bank? You will be asked to provide copies of your bank statements.
  2. How much do you have saved in stocks, bonds, mutual funds and other assets? You will be asked to provide copies of brokerage statements.
What works in your favor?
  • You can show that, after closing, you will have at least 2 months' of the mortgage payments in the bank.
What complicates an application?
  • You will have little cash in the bank after paying for the down payment and closing costs.
Down Payment
  1. What is the size of your down payment?
  2. Where does the down payment money come from - is it all from your savings, or did some of it come as a gift from family or a grant from a nonprofit? You will have to document the source of your down payment by providing copies of several months of bank and brokerage statements, letters from gift-givers and grant makers.
What works in your favor?
  • The down payment comes from savings or from equity of home that you are selling. Even better: The down payment is 20% or more.
What complicates an application?
  • You have trouble documenting where your down payment comes from, or some of the money was a gift or grant.
Property Use and Type
  1. What is the address?
  2. Do you plan to live in the house, duplex, condominium, or co-op?
  3. Is it a house, duplex, condominium or co-op?
What works in your favor?
  • The house is a detached single-family home used as a primary residence.
What complicates an application?
  • The property is a duplex or condominium, to be used as a vacation home or to rent to tenants.
"Complicated" does not mean "impossible". It means you may have to provide more documentation, the loan decision may take more time and you may have to pay a higher interest rate or higher fees. You may endure more frustration than a borrower with a simpler loan application.

The Queen Wore Green!
The Psychology of Colors in Fashion

A quick, fun, and thoroughly researched subject is the psychology of colors in the clothes we wear.

During "THE Wedding", and don't pretend you're not sure which one I'm referring to...the Queen wore green. Not only did she don the youthful color but she accented it with purple, a.k.a. the classy color. 

Her outfit caught my attention because I had just purchased a sun hat in that same shade of lime green.  

Anyway, I thought to myself, did she know that was a youthful color? Did the person who picked that out know it was a color that prompted the observer to think the wearer of it looked young? That's the psychology behind that color.

A couple years ago I gave a presentation on the Psychology of Colors in Fashion to my 5 Score and So Much More networking group for professionals who work with the senior population. I know many of the members are also members of the SSWBN and I wonder did they remember that the color green makes people think of youth?

Did you just look down at your own outfit? What color are you wearing? What does it say to others? Oh I'll tell ya.

Red - I bet you can guess this one easily! (actually you should be able to guess all these because it's psychology from human beings and that's YOU!) Red is the color of passion and gets the blood pumping. It's mighty sexy.

Purple - I gave it away in the first paragraph. Did you remember or did you have to scroll up and peek? It's the classy color! It's luxurious, sumptuousness and exudes comfort. (Comfort in the royalty way, not a Sunday morning sweatpants kinda comfy!)

Yellow - Happy! Happy happy yellow. Yellow stimulates joy. Did any of you see me at the Senior Expo at Lombardo's representing my monthly article DARE to DOWNSIZE in the South Shore Senior News? If you did you probably smiled at me because I was in a bright yellow shirt! Oh yeah, I planned it.

Orange - Energetic!! (that called for two exclamation marks, hahaha) Orange is wonderful blend of yellow's joy and red's passion which creates stimulation and enthusiasm. Hello Orange!!!

Blue - No no no...it's not sadness. Guess what smarty pants...people who want to look SMART wear blue. Yep, blue reminds us of the sky, a constant force in our life so we think of wisdom and loyalty when we see blue. Got a job interview - blue it up, Baby! (and blue will calm your nerves. Don't be nervous at a job interview, just mention you're a member of the SSWBN and they'd be fools not to hire you!)

Black - Powerful. That should be capitalized. POWERFUL. Researchers examined stats from over 52,000 National Hockey League games and teams in Black were penalized more often for aggression. Want to be taken seriously? Seriously. Just wear black.   Want to be taken seriously and still show a wee bit of personality? Pop that black suit with a touch of color and voila!

Choosing the color of your clothes should not be taken lightly as colors do affect our moods and how others perceive us. As I write this I'm looking at my outfit, bright orange pants and an orange and yellow swirled top. Ha! I'm so happy and energetic...I better get out from behind this computer now and go run around and find some people to move into in ATRIA Marina Place!

A near sell-out group of members and guests gathered at The Anchor in Duxbury for our Business After Hours event, hosted by Leticia Costa of Eastern Bank.
