I would like to personally thank you personally for taking the time to read the KBR monthly e-newsletter that contains information about everything real estate and what the REALTOR® organization is doing in the community.
 
In April, the National Association of REALTORS® and REALTORS® throughout the world recognized Fair Housing Month and Discrimination through education bringing awareness that everyone is entitled to equal professional services regardless of their race, color, religion, sex, handicap, familial status, national origin, sexual orientation or gender identity. The Kauai Board of REALTORS assisted in the promotion of the Legal Aid Fair Housing Seminars that were scheduled during April via Zoom.
 
This month the nation recognizes Military Appreciation Month and the role that the military has played in the history and development of our country. Today, the same Military Branches are safeguarding our borders and airports from the invisible war referred to as Covid 19 and riots that are seen throughout the world.

Do you feel the burn?

Google “Do you feel the burn” and you find “no holds barred, no excuses, just burning muscles, sweat, and that euphoric feeling when you’re done.” Now, I’m not talking about your average heavy duty work out.  I’m applying this definition to real estate.

Sales are through the roof; prices are escalating and many agents reporting their best months ever. Have you noticed the escalation clause added to offers? Seems to be the trend right now. Buyers are literally outpacing reasonable comps just to get a foot in the door and then depend heavily on the appraisal.

For agents it is a constant work load, juggling tasks, managing higher than normal volume of sales. Add to that managing client expectations in what feels like an endless demand for housing on Kauai where the median price point tops over $1M, see graph below. There are no breaks! Whether you work in sales or property management, we are all feeling the burn. Vacation rentals are back on track, long term rentals have wait lists and “affordable” listings are getting 10+ offers as the norm.
