Greetings!

As summer comes quickly to a close we have some exciting new developments with the Vail MLS.

Our biggest announcement is the addition of a Coming Soon status for the VMLS. This will allow for properties that are not ready to go active, but have a signed listing agreement, to be entered into the MLS. I will be hosting a Zoom class on September 9th to review the rule changes and answer your questions. More information on the Coming Soon Status and registration for the class is below!

One Day codes have been reactivated for the VMLS as of August 17th. Sentriconnect is still the safest and most secure way to grant non-Sentrikey users access; however one-day codes may be used in a pinch. When issuing a one-day code you must include the full name and phone number of the recipient in the "Assigned to" field. This is ensure the liability risk to the association is mitigated and we greatly appreciate your cooperation in this effort.

We will be announcing some in-person classes on Flexmls very soon so be on the lookout for an announcement. Class sizes will be limited and pre-registration required.

Finally, there are also some key rules reminders for the VMLS below as well. Please be sure to review so that you can avoid any fines or frustrations!

Coming Soon to VMLS... Coming Soon!

Beginning on September 28th, a Coming Soon Status will be added to the VMLS.

To coincide with the implementation of the Clear Cooperation Policy, the VMLS has decided to add a Coming Soon Status the MLS. This status would allow for VMLS members to market a property before it goes active in the MLS.

What is a Coming Soon Status?

The Coming Soon status will allow for situations where a Listing Agreement has been signed between the broker/agent and seller, but the property is not yet ready for sale and will be within 30 calendar days of the seller’s signature. This allows a property to be secured with a listing agreement and entered in the MLS, while not available for showings or sale until the designated “Showing Start Date.

Why is this status being added?

The VMLS Board of Directors wants to ensure that members have all the tools at their disposal to meet their client's needs. In situations where the property is not ready to hit the Active marketplace, the Coming Soon status will allow for a property to be entered into the MLS and publicly promoted, prior to going active.

How does this relate to the Clear Cooperation policy?

The Clear Cooperation policy requires members to submit a listing to the MLS within 1 business day of being publicly marketed. If a listing agreement has been signed, but the property is not ready to be shown or go active in the MLS, the Coming Soon status will allow it to be entered into the MLS and then promoted publicly as "Coming Soon".

These new rules will be added on September 28th. Exhibit E is new and outlines the Coming Soon status and rules in full detail. In addition, a seller information sheet is available to help communication with sellers.

With SentriLock You're Always Connected!

Poor cell coverage? No worries.

Don’t have a SentriCard? Relax, we have you covered.

SentriLock has a great solution to help agents concerned about accessing a SentriLock lockbox when there is poor cell coverage. All it takes is a little preparation before heading out to the listing. Here are the keys to accessing a non-Bluetooth^® lockbox.

Schedule the showing with the listing agent, or through one of our integrated third-party showing services, to help ensure the appointment is included in the My Schedule section of the SentriKey^® Real Estate app.
When the showing is scheduled in the app, and the app detects low or no cellular coverage at the time of the showing, a Mobile Access Code will be displayed in the app that you can use to access the lockbox. No Bluetooth^® needed!

VMLS Rules Reminders

Branded Content in the MLS

Our rules prohibit the inclusion of branded content in any of the public facing areas of the MLS. Branded content is considered anything that can identify the listing agent or their office.

This content is prohibited in pictures, public remarks, video, virtual media and documents.

What about Disclosures?

Some documents that contain the listing agents name, office and contact info can have the privacy setting adjusted to private. This means that in Flex, listing agents can disclosure important information to the VMLS members, without having the branded content shared with the public.

When uploading any documents that contain branded information- be sure the Privacy setting is switched to Private to avoid a violation!

Data and Timing

The VMLS rules requires member to update listing status within 2 business days of the Effective Date.

VMLS member should update your listing status within the required time frame. Repeated offense will result in a fine, so be sure to update your listings in a timely manner to avoid penalization.
