Portland Oregon Real Estate Update July, 2020
Rob speaks to the incredible historically low mortgage interest rates and what a difference this can make in monthly payments, and Rob shows an incredible sample for the average home in Portland. Rob also talks about the lack of inventory in the market and shows two charts; one showing how much inventory is down just in the last two weeks, and the 2nd one showing where the Metro Portland, Oregon area sits when compared nationally to lack of housing inventory.
How is the Market Rob?
The market continues to be VERY strong in most areas. You can see in the chart to the left two weeks ago we had 730 new listings enter the market and last week only 586 for a drop of nearly 20%. However, at the same time during this "short week" we had 755 sales, or up 3.42% further increasing our lack of available homes.
Rates Continue to Decline
As you can see in the chart on the left, provided by one of our favorite lenders, Mark Eastburn with Canopy Mortgage for the first time 2.5% interest rates on 30 year loans are within in reach for most people. In fact as of this morning, 2.75% rates actually had a credit rather than points paid. In my 32 years as a top selling Realtor I have never seen rates this low.
US Home Ownership Races Back
According to the US Census, home ownership in 2020 is expected to rebound back to 65.3%, largely fueled by new buying power for home buyers as a result of the lower interest rates mentioned above. Dating back to the Clinton administration there was a push to get close to 70% of Americans to own their home, but the recession changed that. It's good to see the rate now increasing again.
