Here's Where Foreign Real Estate Investors Are Buying in NY

New York City has one of the most expensive real estate markets in the world, a distinction earned via a boost from wealthy foreigners snapping up pricey apartments.
The Big Apple is second only to London in its popularity among foreign investors, according to a survey in January by the Association of Foreign Investors in Real Estate.

New Zealand Bans Foreigners from Buying Homes

The median home price in New Zealand has surged more than 57 percent since 2010 and now the Kiwi nation has decided to do something about it: ban outsiders from buying their homes.
The Wall Street Journal reported New Zealand's parliament approved new regulations on Wednesday that prohibit currently existing residential properties from being purchased by foreigners.

Dubai's Preservation Initiative

In a first step toward preserving the development history of Dubai, the city has begun earmarking buildings for heritage status, including the first skyscraper in a metropolis now defined by them.
The push is part of the new Modern Heritage program aimed at protecting the mid-20th century architecture that ushered in the city's rapid development. Dubai's first library and one of its first downtown hospitals are also on the proposed shortlist.

STATEN ISLAND MARKET TRENDS

July 2018

Housing price bubble chatter has increased this summer, as market observers attempt to predict the next residential real estate shift. It is too early to predict a change from higher prices and lower inventory, but the common markers that caused the last housing cooldown are present. Wages are up but not at the same pace as home prices, leading to the kind of affordability concerns that can cause fewer sales at lower prices. At the same time, demand is still outpacing what is available for sale in many markets.
New Listings in Staten Island increased 3.4 percent to 604. Pending Sales were up 9.8 percent to 436. Inventory levels fell 1.0 percent to 1,984 units.

HUD Backs Off on Rule it Says Stifles Affordability

The U.S. Department of Housing and Urban Development is taking steps to scale back a fair housing rule that had sought to combat housing segregation. HUD Secretary Ben Carson says the 2015 rule is standing in the way of efforts to add more affordable housing.
The Affirmatively Furthering Fair Housing rule required cities and towns to examine historic patterns of segregation, and then create plans to combat them.

The Real Value of $100 in New York is just $86.51

A $100 in New York State has a real value of just $86.51, according to a report released this week by the Tax Foundation, an independent tax policy research group. And while New Yorkers know the cost of housing here ranks among the highest in the country and drives up the cost of living, everyday goods, including groceries, are also more expensive than most other states.
Somewhat surprisingly, the Empire State does not rank first for least valuable $100 but does fall in the top five.

NYC and NYS Enact Sexual Harassment Policies
by Al Fazio, Esq.

On May 9, 2018, the Stop Sexual Harassment in New York City Act (The Act) became law which applies to all employers with offices in the five boroughs of the City. The Act requires the CHR to create an information sheet on sexual harassment that employers must provide to all employees at the time of hire. The New York City version permits claims of gender-based harassment by all employees, regardless of the size of the employer.  Previously, anti-discrimination provisions of the City's regulations applied only to employers with four or more employees.

Dual Agency Dispute Serves as Warning Sign for Brokers

In spring of 2017, Pamela Goldstein spotted a $599,000 listing for a Colonial-style four-bedroom home in the Hartsdale section of Greenburgh. She contacted the listing agent, Gino Bello at Houlihan Lawrence, and quickly received a message from Daniel Cezimbra, another agent at Houlihan Lawrence. Cezimbra accompanied her to the house showing and warned Goldstein of a bidding war. He encouraged her to submit a $635,000 bid.
She would later raise the offer to $637,000, allegedly at Cezimbra's urging, and close on the house in May despite an inspection that revealed problems.

Real estate farming is possibly the most proactive position an agent can take to build inventory. 7 Photography and Videography Tips to Attract Potential Buyers

Recent studies show that buyers are paying close attention to photos and virtual tours when looking for a house online. Here are seven tips to help you capture the attention of potential buyers using photography and videography, and ultimately, convince them to schedule a viewing of the house.
"Staging is everything, as it gives you the opportunity to control what people see," says Kristin Kostrzewski, a design team lead at Quicken Loans. She suggests starting with the closets.  "Serious buyers are going to open everything to investigate functionality, so be sure to organize all closets and cabinets," she says.
