Nick Bray Architecture is designing and with his project partners, building a high-performance, innovative and sustainable Certified Passive House. One of the many interesting aspects of the project is the modest size of the home, built on an accessible budget.

The project uses and tests innovative materials and technologies to overcome the many challenges it faces, including an integrated piling/shoring system, ICF foundations, HELIX concrete additive, SIPs panels, new eco-friendly spray-on membranes, fire-shutters etc. The challenges include:
  • Building on a narrow 25' wide lot  [implications on PH modeling and fire spread]
  • Building in a peat bog / high water-table, requiring an extensive piling/shoring/ tanking system
  • Building to be earthquake resistant
  • Designing for flexibility and space efficiency [using a split level design to fit 5 double bedrooms and 5 bathrooms into a 2,250sf house]
  • Building for longevity [100 years +]
  • Designing to generate renewable energy.
As a follow-up to the June 4th tour at the framing stage, now you will have the opportunity to see the project during construction, just prior to drywall installation, showcasing the envelope assemblies and all roughed-in services.

For the final BBS of the year, HAVAN will be hosting the event at BCIT's high-performance lab to review LEEP wall mockups, and looking at four different strategies to meeting Net Zero Energy Ready construction standard, and how to address moisture, thermal bridging and airtightness challenges.
