DEVELOPING AND MANAGING THE FUTURE OF APARTMENT HOME LIVING
August 2018
Dear FJG Family,
One must approach Labor Day by noting that while it is a holiday about work, it does not necessarily mean a holiday from work. Many of our team members have been working hard to make sure their residents, we as well as the communities, are well cared for.

The concept behind Labor Day acknowledges "contributions workers have made to the strength, prosperity, and well-being for our country". I have noticed throughout our five years that many of our team members work together as one team and contribute tremendous value towards our growing organization.

It is remarkable what can happen when people come together with skill, experience and passion: that is one the highest expressions of how labor creates value for those we serve.  Together, we are stronger as a team and have the leverage to provide the future of apartment home living.

Sincerely,

Taylor Franklin

TFJG State of the Company State
On Thursday, August 30th TFJG hosted a live "State of the Company Address" hosted by Taylor Franklin (COO) and Tom Johnston (CDO). The purpose of the company-wide video conference was to update the team on the news within the company. This was an opportunity for the whole company to be "in the know" with the future of TFJG. In case you missed it, the video is live on the TFJG YouTube channel.

TFJG Corporate Lip Sync Challenge LipSync
It's the social media trend of the summer. Police officers and firefighters have been showing off their singing talent in entertaining lip-sync challenge videos. The Franklin Johnston Group (TFJG) corporate office decided to join the challenge and released a lip-sync challenge video to support the 11th Annual JT Walk & Beach Party. Team members danced through the office to Footloose. And no surprise, the video went viral and reached over 10,000+ people on our Facebook, Vimeo and YouTube channel! TFJG challenged The Summer House, Spring Water, and Southern Pine Apartments, competing property management companies, and vendors. So far, the teams at The Summer House and Southern Pine accepted the challenge -- watch their incredible Lip Syn Challenge videos below!

Extraordinary Experiences: Customer Loyalty Shout OutCustomer
High fives to our team members at The Clairmont at Campostella Station apartments in Norfolk for their outstanding customer service. A resident recently said, "The Clairmont at Campostella Station is a true place to call home. This apartment complex has home style apartments with luxury living. The management are caring, loyal, honest, and committed to excellence. The team service the community with work orders within 24-48 hours. I have lived here 15 months and enjoy everyday as a resident. The management loves the residents so much they even give away backpacks yearly for school. The team also provided complimentary wrapping paper for two weeks along with gifts for Christmas. If you are looking for an amazing home, move here. You life and family will thrive as well" - Clairmont at Campostella Resident
Be the Solution Winners Solution
Congratulations to the following team members for taking extraordinary measures to  Be the Solution  at their communities:

Ed Inman, Maintenance Supervisor, Southwind
Ed was nominated by his Community Manager, Rachel Guerrero, for being an outstanding and hardworking team member that always look out for his community. Rachel wrote: "His dedication to the property never ceases to amaze me. Every time I step out onto the property he is drenched from head to toe in sweat from hard work and determination to make things happen. He helps out other properties when needed with no hesitation and puts pride in all that he does. He has innovative yet clever ways to make things happen and produce positive results: i.e. buying a simple inflatable boat to get in the pond to make sure the fountain is not clogged. He always acts in the best interest for not just the residents, but the office as well. He has created a special bond with residents so they know that they can count on him and that he is dependable. He is truly a great asset and I am pleased to work with him" Way to be the solution, Ed!

Carleigh Carrizales, Assistant Community Manager, River Run
Carleigh was nominated by her SCM at River Run, Arista Lueck. Arista wrote: "Hired two year sago. Carleigh was promoted to ACM within one year from a Leasing Consultant's position. In a little over a year as an assistant, she has excelled in this role on all levels. As of the last two months or so, while I have been transitioning new sites to TFJG, she has been successfully managing (in all operational aspects) the River Run team and residents in be absence. She brings solutions to the table, professionally and respectfully diffuses potential issues while keeping me in the know with positivity and the desire to learn more - embodying all of TFJG's core values. I cannot express my gratitude for having Carleigh as my "right hand" for River Run Senior Apartments as The Franklin Johnston Group continues to grow. Awesome job, Carleigh!

Lina Osorio, Senior Community Manager, Waters Edge
Lina was nominated by her Regional Manager, Autumn Chance. Autumn wrote: "If you have ever met Lina, you will agree that she is a constant ray of sunshine. Not only is she a leader at Waters Edge, she is also instrumental in the training and success of new managers in our portfolio. She tirelessly and unselfishly gives her time to help other properties when needed. TheAtlanta group would be lost without her".

Compliance: Marie Peace, Donna McDowell, Mary Lee, and Ashlee Hill
Four team members were nominated by Taylor Franklin and Chris McKee for their outstanding efforts in a major compliance project. They wrote: "Thank you to this team for stepping in at Fort Chaplin and helping the on-site compliance team make tremendous progress with the enormous re syndication project we have going on there. Each one of these women have worked numerous 12 - 18 hour days for weeks on end to meet the owner's deadline. They've taken work with them back to their hotel rooms many nights - working until wee hours of the morning - and done it all with a can do, get it done attitude. We are so grateful to have such a dedicated and willing team of professionals we can trust to get this tough project across the finish line. Thanks for all you do - keep up the great work!

Tonette Capello, Community Manager, The Gardens of Stafford
Tonette was nominated by Bart Miller, Maintenance Supervisor at The Gardens of Stafford for her commitment to TFJG, her team, and her residents. Bart wrote: "Since I have known Tonette she is constantly helping out wherever and whenever she can with a positive attitude. I can constantly see Tonette on the GO the moment the day starts to closing time. She goes above and beyond to help out, including: coming outside bundled up in 8 degree temperatures with snow shovel last winter, or helping with janitorial duties in high heels if that's what it takes! Her everyday passion rubs off on the entire team. Another great thing to see every day is Tonette's care and attention she gives for our senior residents. She plans events, takes trips to the store, and does whatever else she needs to do to make the residents happy. She takes customer service to another level. Coming in early and staying late is just another day at the office for her. I have learned a lot fro Tonette and I have the privilege to work with her very day. Tonette exemplifies our core values in everything she does on a daily basis".

Jeff Hibbard, Assistant Community Manager, Meadowood
Jeff was nominated by Leasing Specialist at Southern Pine, Malyssa Rekos, for being an incredible help to the Southern Pine team and being a true team player. Malyssa wrote: "Jeff was kind enough to come to our community to help out for a day, and he was nothing short of extraordinary. We are so thankful for Jeff, and his efforts to really embrace all six of TFJG Core Values. The pride he took in our community, and the customer service he provided current and future residents was phenomenal. Jeff came here eager to help, in high spirits, and took into account everything he needed to know to succeed for the day. He communicated efficiently, and also left us behind a detailed report of what happened throughout the day, so there were no loose ends left behind. Jeff really stood out as a team player, who fit right into Southern Pine, and graciously allowed our team to enjoy a team outing. We would love for Jeff to be recognized as the epitome of the type of employee and co-worker you would want in your company, and sharing the passion for creating an experience with every person he came in contact with"
