President's Message

Sharon Virgin
GFAR Board of Directors
What a month June has been! Summer has finally arrived and it feels like everyone is running every which way. It’s always great to be busy, however please remember to take time to enjoy Montana and your family and friends.  Stop and Smell the Roses! According to Wictionary the meaning is: (idiomatic) To relax; to take time out of one's busy schedule to enjoy or appreciate the beauty of life.

During the month of June we celebrated Home Ownership Month and our first ever National Code of Ethics day. Our staff has been working hard to keep everyone up to date with the changes happening in our industry. Your leadership team spent a great deal of time educating our members about the opportunity to become a Regional MLS and consolidate with a few other MLS’s. There were 10 different opportunities for members to attend these conversations about the potential consolidation. We had a great turnout with 121 members attending which is 44% of our membership. We also had several members send in comments that weren’t able to attend the meetings. In total, 95 members (or 78.51% of those attended) were in favor of moving forward, 4 members (3.31% of those attended) were not in favor of moving forward. Following the discussions our Board of Directors met on June 20th and chose to move forward with the Letter of Intent. We will be contacting those that have offered to volunteer to help out during the week of July 9-13 to meet and have brainstorming sessions. We are very thankful for all the comments and suggestions of our members and we want to make sure everyone’s voice is heard. We truly appreciate your involvement and willingness to volunteer! Watch your emails for updates as we progress!

In June we had 146 new listings, 181 properties under contract and 111 properties sold.

Have a great July!
Labor Rule Allows for Association Health Plans (AHP's)

The ruling is a major step forward for NAR's long-standing advocacy efforts to expand AHP eligibility to independent contractors. This ruling allows NAR to keep up its ongoing program to evaluate potential options for expanding REALTORS® options for access to health insurance coverage. It does not mean that a REALTOR® AHP will be available in the near term, but action continues to explore such options.
Did you know that there are over 350 homeless students in our Great Falls school district?
The YPN group of GFAR has started its 4th annual toiletry drive to help supply these students with basic necessities.

Buckets for donation items are available at the GFAR office - come pick one up and take it to your office. Last year we were able to donate over 2000 toiletry items! We are aiming high again this year.

There will be a "Fill the Truck" event taking place on July 14th at the Ox & Son's (Towing) Classic Car Auction. They will be promoting it to their dealers that attend the auction and we are also posting it as an event of our FB YPN page.
EDUCATION NOTES

If you haven't yet fulfilled your Code of Ethics requirement for Cycle 5 (January 1, 2017 - December 31, 2018) you will have to take the course online or at another site. GFAR will not have any other COE classes between now and the end of the year.

Connole-Morton i s no longer offering their CE online education. The website shows this message:
2018 - CE CANCELLED
This is a difficult note for me to write. I never thought we would do this, but Jerry and I have decided to no longer offer our annual CE classes in September and October. Our reasons is that we want to focus our efforts on putting our prelicensing course online.

ANTICIPATED HACTIVIST CAMPAIGN

A title company was notified by the Clerk of Court’s office that the Judicial Branch has been warned of an upcoming campaign, including cyber threats or physical protests, against the State of Montana, local government and oil and gas companies resulting from the Keystone XL pipeline situation.  This campaign is anticipated from July 1 through July 15. Because of this, the Clerk’s office may have to go into lockdown or may impose other limitations on public access depending upon how the situation presents. They have shared this information with the Clerk and Recorder’s office as well. There may be a disruption in the services the C & R's office provides such as access to judgment searches or recording. Should any limitations be implemented, there could be a resultant delay in the ability to timely record sale transaction documents or perform title searches.

New Process
How to Take Ownership of Lockboxes

There is a new process for picking up lockboxes at GFAR. As before you will press 'Enter' on the box to wake it up, then on your phone, you'll click 'Lockbox Tools' and then click on the Lockbox you wish to take ownership of. This will put the device in your name and you will be able to open the key compartment or release the shackle after this.
