City Waives Development Fees for Certain Commercial Development

Commerce City is offering another advantage to retailers looking to do business in the city and serve a rapidly growing population. City Council recently passed Resolution 2019-53, waiving select development-related fees for certain new commercial development. Applicable commercial development includes eating and drinking establishments, recreation or amusement facilities, and visitor accommodations. The aim of the resolution is to attract new commercial development, improve the quality of life for city residents and create new employment opportunities as part of the "Ready for Retail" campaign. A similar resolution was passed earlier in the year for full-service, sit-down restaurants. The city is looking for development partners to provide retail services to its rapidly growing areas in both the historic city and the northern range. Some exclusions do apply. City Showcases Development Opportunities at Leading World Conference

City representatives met with retailers and retail real estate professionals at the International Council of Shopping Centers (ICSC) annual conference, RECon. The conference attracts over 30,000 attendees and is the largest commercial real estate event in the world. City representatives met to build relationships with developers, retailers, and commercial brokers; many who may not have otherwise been aware of the retail development opportunities in Commerce City. Panda Express, King Soopers, Walgreens, Perfect Teeth, and 7-Eleven are all successful endeavors in Commerce City that have been facilitated by relationship building at past RECon meetings. Staff members also took the opportunity to thank some of the new businesses coming to the city, including Panda Express and Wendy's.

Event Highlights Adams County to National Site Selection Professionals

Commerce City's Economic Development Division joins Adams County Economic Development (ACED) and other Adams County economic development professionals to host national site selection professionals for a three-day summit July 23-25, 2019. In its third year, the summit is a way to promote the region as an ideal location for corporate relocation and expansion projects. Businesses and individuals will also be able to attend the Summit's final breakfast Thursday, July 25. The breakfast will be a chance to have the site selectors share their feedback on the strengths of the North Metro area, challenges the local communities may face and how best to elicit more business relocations or expansions in Adams County. Opportunities Available on City's Boards and Commissions

For anyone looking to get involved on a board or commission, current vacancies provide a variety of opportunities. Openings include three on the Capital Improvement Program Advisory Committee and three on the Derby Review Board. Members of the Capital Improvements Projects Citizen Advisory Committee advise the city on issues relating to the implementation of 2013 voter-approved Ballot Issue 2K and members of the Derby Review Board interpret and apply design guidelines to the Derby neighborhood. Openings are also available on the Citizens Public Safety Advisory Board, Cultural Council, Parks, Recreation and Golf Advisory Board, Planning Commission, Quality Community Foundation, Senior Commission, Youth Commission, and Zoning Board of Adjustment. Pre-Certification Reminder for Annual Enterprise Zone Tax Credits

If your business is located within a qualified enterprise zone and is pre-certified, the business may be eligible for valuable state income tax credits. Enter your address into the Enterprise Zone map and find out if your business is eligible. The Colorado Enterprise Zone (EZ) Program offers state income tax credits to businesses that create new jobs and/or invest in economically distressed areas of the state. Enterprise zone tax credits can be earned on investments, job training, hiring of new employees, research and development, the rehabilitation of vacant buildings, and the purchase of commercial vehicles. Businesses that would like to claim any of the Enterprise Zone tax credits must pre-certify annually before expenses are incurred. Retail Corner

Ted's Philly Cheesesteaks and Mexican Grill hosted a ribbon cutting and grand opening at 7215 E. 72nd Avenue (72nd and Quebec Street) on April 27. The restaurant serves cheese steaks, burgers, fries, burritos, and tacos and is open from 8 a.m. - 8 p.m. Monday through Saturday and 8 a.m. - 5 p.m. on Sunday. Congratulations to Ted's Philly Cheesesteaks and Mexican Grill and welcome to Commerce City!


Commercial Development Moving Forward in Northern Range


Thompson Thrift, a national commercial developer out of Scottsdale, AZ, has begun grading on the 15-acre site at the northeast corner of Chambers and E. 104th Avenue. The site is located across the street from the Reunion Marketplace, and is the last of the

four corners to be developed at that intersection. Projects that have been announced for that development include Statehouse 38, G's Tacos, Dutch Bros. Coffee, Panda Express, Sherwin Williams, Brakes Plus, and Wendy's. With quick access to I-76, E-470 and Denver International Airport this property has great connectivity to the greater Denver metropolitan area. Starbucks has announced a new location at 12311 E. 104th Avenue in Turnberry Marketplace at the intersection of E. 104th Avenue and Highway 2. The 2,399-square-foot coffee shop with a 350 square-foot patio will serve local residents looking to grab a cup and will include a drive thru for those wanting to do so on the go.
