Here's the new situation . . .

Buyer wants to make an offer more attractive to the Seller by waiving inspection contingencies.

Annie explains the extraordinary risks to buyer and also answers the question: "Does a buyer, who does not include an Inspection Contingency, still have the right to conduct an 'Information Only' inspection?"

PART 1:

In part 1 of this series, imagine that your buyer cast too much caution to the wind and found themselves forfeiting earnest money, or maybe regretting having paid too much for the property, or possibly found that the property was riddled with conditions that they weren't aware of.

If your buyer loses that battle, you as the agent could be the collateral damage in the loss of that war.

Buyer might be likely to blame you saying that you failed to caution them sufficiently about the risk they were undertaking.

Annie wants to talk about some of the standards that are considered to be buyer protections.

This local training will touch on the Good Neighbor Next Door program, new e-signature process, and financing as-is homes with FHA or conventional financing.

NEXT STEPS:

A Presidential Advisory Group (PAG) is now reading through all of the narrative responses and will forward those to appropriate committees and staff for follow-up.

Then, the PAG will draft a new question to help us continue to improve your association! 
    



Code of Ethics 
 


CODE OF ETHICS
24% compliance

 
Only about 1/4 of all SAR members are currently in compliance with NAR's two-year Code of Ethics requirement.

That means 75% of all SAR members are not!

A Code of Ethics class is required by the National Association of REALTORS®, to be completed once every 2 years. 

This latest 2 year cycle started on January 1, 2017 and runs through December 31, 2018

New SAR Members must take the 7.5 hour Code of Ethics class at the SAR. 

Existing members may take any Code of Ethics class at the SAR or through NAR. 

NAR offers Code of Ethics classes online at no charge however no clock hours on the free classes but the free classes fulfill the 2 year requirement - online here

NAR also offers a clock hour Code of Ethics class for a fee and that class also fulfills the 2 year requirement. 

If you take the COE class through an online school,
besides NAR, then we will need you to submit a copy of your completion certificate to the SAR so we can document that you have completed the requirement.

The REALTORS® Conference & Expo is the largest annual event for the most successful real estate professionals.

The event takes place every November across a four-day weekend, Friday through Monday.

This year's event is November 2-5 at the Boston Convention & Exhibition Center (BCEC) in Boston, Massachusetts.

The event will raise awareness of this community need, as well as secure donations of pet food and cash to support the pet food needs of nearly 100 local seniors.
