CMHA Sustainability
Affordable housing is about more than providing a place for low and very low income families to live. Without a home it's hard to focus on work, school or family. Affordable housing is what makes the community a success by ensuring a stable place for families to live as well as neighborhood stability and business/entrepreneurial opportunities. That is why now is the time to preserve the current Cincinnati Metropolitan Housing Authority housing stock. The agency is doing preliminary work to get the first round of properties ready for the RAD conversion. Those sites are The Evanston, Park Eden and Sutter View. The pre-RAD capital improvements at those three sites are going to top $1.3 million. Recently we identified four co-developers that will preserve CMHA housing at multiple locations. The teams selected went through a rigorous qualification process and have years of experience. You can

While attending the Council of Large Public Housing Authorities (CLPHA) Spring Meeting in Washington, D.C., I had the opportunity to hear from HUD Secretary Dr. Ben Carson. RAD was the major focus of Dr. Carson's speech, he said "RAD has given public housing authorities a powerful tool to preserve affordable housing." Nationwide RAD has leveraged $6 billion to date. Dr. Carson also pointed out the economic impact of the HUD tool, stating "RAD has generated over 108,000 jobs." The economic impact and stability for families and neighborhoods is why CMHA joins other public housing authorities across the country in using RAD and other innovative resources to preserve housing stock. And I agree with Dr. Carson's statement, "Our people are the most precious resource." It is important that our residents get opportunities with these conversions, so we are taking steps to ensure job prospects for able-bodied residents. This conversion tool will benefit families and CMHA staff while improving the long-term sustainability of the agency.

Community Clean-up
|
Earth Day is celebrated nationwide on April 22nd but CMHA staff and residents are getting a jump start on the day. Clean-Up Day at CMHA will be held April 10th. Various cleanup and beautification projects will take place at Findlater Gardens, Millvale and Winton Terrace. Clean-Up Day at CMHA is being held in partnership with Keep Cincinnati Beautiful as part of the dozens of local Great American Cleanup events.

Each developer will capitalize on the location and surrounding investments to create a public/private model that is innovative, sustainable and engages the community. Here is some background information on the co-developers:
- Gorman & Company, founded in 1984, has substantial experience with the RAD program and includes a development portfolio of over $1 billion representing approximately 8,000+ units of housing.
- Michaels Development, founded in 1973, has developed more than 50,000 units in 33 states including more than 100 communities for low-income families and seniors.
- Telesis, founded in 1985, has planned or developed nearly $3 billion in public and private financing for the revitalization of neighborhoods.
- Wallick Communities, founded in 1966, is one of the largest developers of affordable housing in the Midwest with more than 13,000 units of multifamily housing.

Agency Spotlight: Economic Inclusion
|
Cincinnati Metropolitan Housing Authority spends more than $20 million each year in construction, professional services, and supplies & services. The agency set goals that meet and/or exceed HUD's minimum numerical goals. CMHA is committed to ensuring 20% of all construction contracts are awarded to Minority Business Enterprises (MBEs) and 5% of all contracts are awarded to Women Business Enterprises (WBEs). The Section 3 Program promotes training and employment opportunities to public housing residents and low-income persons in Hamilton County.
CMHA is continually evolving, creating quality housing opportunities for families. As the agency grows, the opportunity for local MBE, WBE and Section 3 businesses to partner with CMHA also expands.
