20,000 - 30,000 square feet
Retail zoned sites:
- Free standing buildings preferred, in-line retail possible
- Spaces that have a storage and/or warehousing component
- Ideally, spaces that are delivered in shell condition
Industrially zoned sites:
Industrial sites where local zoning codes allow for retail furniture sales, should include the following:
- Freestanding or multi-tenant, end cap preferred if multi-tenant
- Spaces with ESFR sprinklers are prime targets
- Locations with retail or the ability to get a variance
- Exposure and signage are very desirable
