Affordable Housing Projects in South Jersey Receive Grant Funding

By  Alle Ries
Vice President, New Jersey CRA Officer
M&T Bank
Last year, M&T Bank helped provide more than $6 million in grants to support the construction and rehabilitation of 468 affordable housing units in Southern New Jersey through the Federal Home Loan Bank (FHLB) of New York Affordable Housing Program.

The projects include housing programs geared towards the homeless, senior citizens, low-income and special needs populations. Many programs will offer residents support services, including home-based nursing, employment training and financial literacy services, social and recreational activities, health screenings, and more. The majority of the rehabilitation projects include appliance and structural upgrades, most of which will be Energy Star Certified. Projects submitted by M&T to the FHLB as grant requests included:
  • The Jewish Federation of Southern New Jersey received a $2.37 million grant for its Springdale II project which involves the construction of an 80-unit residential building for senior citizens and developmentally disabled persons in Cherry Hill.
  • The City of Camden Housing Authority was awarded a $2 million grant to be used toward the acquisition and rehabilitation of the 252-unit Peter J. McGuire Gardens housing complex in Camden.
  • The City of Camden Housing Authority was awarded a $1 million grant to be used toward the cost of the new 72-unit Clement T. Branch Village Townhome project.
  • Better Tomorrows received a $970,154 grant to be used toward the Cooper Plaza Townhomes Preservation project in Camden.

The Federal Home Loan Bank System's Affordable Housing Program (AHP), created by Congress in 1989, provides member community lenders with direct subsidies, which are passed on to qualified households through a sponsoring local non-profit organization.

This is just one of the many ways M&T Bank works with its partners to provide financing for projects across Southern New Jersey.

For more information regarding the AHP program, please contact Alle Ries, Vice President, New Jersey CRA Officer, via phone: (201)742-4424 or via email: aries-mendoza@mtb.com

"Client Retention"
Rich St. Maur
Managing Partner
Coordinated Project Solutions LLC
It's a well-known fact that it's much less expensive in time and effort to keep our employees satisfied, than it costs to find new employees. The same goes for clients! Consider trying some new strategies:
  1. Talk with your current clients (maybe one or two each week).
  2. Ask them who their primary target markets might be.
  3. See which CCSNJ members fit that profile. (You can always ask your Ambassador for help).
  4. Make a "golden referral" and bring them together at a Chamber event.
  5. Results: You have won higher consideration from your client, and at the same time, are now in a better position to ask for their warm referrals to others that you can approach.
Remember...it's all about "relationships". The best place to start them is at CCSNJ.
Click on the link below to meet our Ambassadors. If you have a question after business hours, most of us can still be reached. My cell is on 24/7. Feel free to call me, Rich St.Maur, at 609-230-7800.
