A Newsletter for Local Partners
The fACTs newsletter is for TSAHC's local partners in the Affordable Communities of Texas (ACT) program. The quarterly newsletter provides information to help make your programs as successful as possible.
ACT Spotlight:
Park Meadows Subdivision  in Harlingen, Texas
In this fACTs newsletter, we spotlight an ACT success story made possible by a partnership between TSAHC, one of our local nonprofit partners, and an investment partner.

Investment Partner: Texas Community Bank

In 2015, TSAHC received a $500,000 Equity Equivalent Investment from Texas Community Bank (TCB) to create homeownership opportunities for low-income households in South Texas.  We targeted their investment in three South Texas communities: Harlingen, Mission, and San Antonio.

Local Partner: Harlingen CDC

The bulk of TCB's investment has been made in Harlingen via a partnership between TSAHC and  Harlingen CDC through the ACT program. Since 1991, Harlingen CDC has built 136 homes for low-income families. The organization also developed a 72-unit multifamily property for low-income households in 2005 and has provided home repair services throughout Cameron County.

Park Meadows Subdivision

In 2012, TSAHC acquired a for eclosed 34-lot subdivision in Harlingen called Park Meadows. Thanks to TCB's investment, TSAHC is able to partner with Harlingen CDC to build homes in Park Meadows for low-income households . To date, Harlingen CDC has built 10 homes, and an 11th is under construction.

Eight of the 10 homes have been sold, and two more are under contract to eligible home buyers. Home prices range from $105,600 to $115,000 and are sold to households who earn at or below 80% of area median family income. The home pictured right sold for $109,553 to a single-parent parent family of four.
