New Jersey Shows a New Side 
to Senior Living

Independent, active living communities that promote healthy, open spaces where seniors can live comfortably have been taking the commercial real estate industry by storm, acting as a fast growing subsector of the senior living market.

M&T Bank saw this first-hand when providing a construction to permanent loan to Capital Seniors Housing (CSH), a development firm specializing in top-quality senior living communities and resident-centered life experiences for senior adults.
 
Our Vice President for Commercial Real Estate Melissa Govette and M&T's commercial real estate team worked to conceptualize, design and implement a customized financing solution to provide construction, and permanent financing for the project. The loan, which totaled $27.7 million is being used for the acquisition and construction of additional homes at Siena Luxury Residences off Route 130 in Cinnaminson, New Jersey, including a state-of-the-art clubhouse and seven residential buildings.
 
Geared towards individuals looking to downsize and join a robust, social community, the Cinnaminson 55 and older residencies exemplify the growing commercial real estate development trend of active living communities as it provides residents with open green spaces, upscale renovations, and easy access to recreational and retail destinations like The Shoppes at Cinnaminson, Pomona Swim Club, and Riverton, Willow Brook and Ramblewood country clubs. The active living property currently offers 85 two-bedroom units and sits on 15 acres of land.

The upcoming seven residential buildings will add 119 units that include contemporary finishes such as granite countertops, luxury plank flooring, stainless appliances, and custom cabinetry. The new clubhouse and residences are slated to be completed in fall 2019, and will be managed by Cove Property Management.

These updates to Siena Luxury Residences, in addition to the countless other commercial real estate development projects being funded by the bank in and around New Jersey, are visibly transforming the Garden State's neighborhoods and creating an ideal space for senior residents to live, work, and play.

For-Profit/Non-Profit Partnerships - The Next Big Thing in Business
On March 22, the Non-Profit Committee hosted panel discussion featuring for-profit and non-profit representatives that discussed how corporations are changing their business model to further embrace non-profit and community organizations, and how non-profits can best position themselves to be attractive to build successful partnerships.

The Senate President intends to discuss his report "Path to Progress" and the report's recommendations that he would like to implement. The town hall will be moderated by Dr. Brigid Harrison and will be open to the public. Parking will be available at no charge at the Hartford Avenue Parking lot.
