How to prepare a home for sale


Spring is the busiest and best season to sell a home.  Before you do so, however, you need to make sure you have prepared your home after the long winter season.  The following tips can help homeowners during the pre-selling preparation process.

Address the exterior of the home.
Winter can be hard on a home's exterior, so now is a good time to address anything that might affect the home's curb appeal.  For instance, the exterior may need power washed and the yard will most likely need some sprucing.

Conquer interior clutter.
Clutter has a way of accumulating over the winter months, when people tend to spend more time indoors than they do throughout the rest of the year. 

The Appraisal Institute suggests that homeowners clear clutter out of their homes before appraisers or potential buyers visit, because a home full of clutter might give the impression, true or not, that the home is not well maintained.  Just as buyers are impressed by curb appeal, they are turned off by clutter.
 
Eliminate odors
A home's inhabitants grow accustomed to any odors that might be circulating throughout the house.  A thorough cleaning of the house, including having carpets cleaned, can help to freshen the home.  You might also open windows when the weather allows to clear the air.

Create the Perfect Deck for an Outdoor Escape


 
A deck is no longer simply a rectangle attached to the back of your home.  The modern deck is a creative extension of the home ideal for families to relax and de-stress.  The ideas below will allow you to use the workability of modern decking to achieve an outdoor living space that's the perfect "deck escape". 
 
Show off some curves.
Now you can build decks in virtually any shape with the use of high-performance composite decking, which can be bent and shaped with simple heating.  The lack of sharp edges gives a more casual feel that is perfect for relaxation.
 
Just add water.
Whether it's a bird bath or an elaborate fountain, adding a water feature to your deck is an ideal way to add a soothing effect to your deck.
 
Landscape for the perfect escape.
This could be as simple as adding a few planters filled with fragrant flowers, or as comprehensive as turning your deck into an extension of your garden by working your deck design around your trees and shrubs.
 
Raise the curtain on elegant design.
Suspending fabric over your deck is a simple, low-cost way to create an inviting retreat space.  It can be hung in a strait line or draped from an overhead loop, pergola or trellis to create a private canopy.  It can add some elegance and some welcomed shade.
 
Achieve off-the-wall creativity.
A fun and unusual way to create an open-air retreat is a wall of plants.  Choose leafy plants such as ferns for a relaxing green backdrop, or add flowers for a pop of your favorite colors.  You could also plant herbs for a tasty addition to your grilling recipes.  
 
Get on board with a boardwalk.
For the ultimate escape from the everyday routine, build a low-lying boardwalk that leads from your deck to a secret retreat, such as a small platform with a comfortable chair or hammock.  Composite decking is perfect for this, since it can be installed with ground and water contact.  Composites won't crack or fail, even when fully submerged.  Some are even made of 95% recycled material.

Lake DeSoto Sunset Cruises:  DeSoto Marina now offers Sunset Cruises on Tuesday and Thursday evenings, beginning at approximately 30 minutes before sunset. There is a four guest minimum and eight guest maximum per cruise. Exact start times vary depending on the time of sunset on a given day. The cost is $10 per person. Crustless Mexican Quiche

Ingredients
10 eggs, slightly beaten 
1/2 cup flour
1 tsp. baking powder
Dash of salt
1/2 cup butter, melted
1 (8oz) can diced green chilles
1 pint cottage cheese
1 lb Monterey Jack Cheese, grated

*Beat first 4 ingredients until smooth with a whisk.  Stir in melted butter.  Then, mix in remaining ingredients.
 
*Pour into a lightly greased 9x13 dish.   
 
*Bake at 400 degrees for 15 minutes. 
 
*Reduce heat to 350 degrees and bake for additional 35 minutes, or until middle is set.

Medical Flags: To save property owners money, Medical Flags will no longer be needed. After discussions with members, Director of Agronomy Gary Myers, the Golf Committee and the Golf Department, we will give golfers more opportunities to ride on the golf courses, weather permitting. The discontinuation of the Medical Flag program is not the removal of a benefit, but rather represents a choice not to charge anyone for a flag that does not provide an added value as a return on the expense. 


 

HSV State Weeks: 
Invite your friends and family to play and save in Hot Springs Village! Guests who play during their designated state's week play at member rates. This includes golf fees, fitness center day passes and tennis court reservations. The 2017 HSV State Weeks calendar is available online.
