Dear Resident,

As you may be aware, UCI is in the preliminary stages of exploring possible redevelopment of the Las Lomas Apartments location. The first step in the evaluation process of the site is to perform a soil investigation. The Irvine Campus Housing Authority (ICHA) will manage the soil investigation in coordination with the University.

The soil sampling work will require trucks to bore down into the soil and to dig test pits in ten locations in Las Lomas. The work is scheduled to begin on Monday, March 2 and continue for approximately 5 days. Work hours will be 8 am to 5 pm, Monday through Friday.

The work may produce noise and dust; all locations will be restored to the condition they were in prior to construction. For questions about the soil sampling, please contact Bryce Bunker at bryce.bunker@icha.uci.edu .

The boring and test pit work is the first small step in what is typically a lengthy evaluation process for land redevelopment. We are aware of concerns that have been raised by residents of nearby streets about the potential demolition of Las Lomas and the design and construction of what may replace it. We are committed to communicating information to you as soon as we receive it from the University.

In late December, UCI informed ICHA that it is evaluating the construction of approximately 90 for-sale, 2-3 story, single-family detached units at the Las Lomas Apartments site. The University approved that ICHA communicate this preliminary concept to the University Hills Homeowner Representative Board (HRB), which was done at the January 7, 2020 HRB meeting. A resident representing Blake Court was present at the meeting and was also informed about the University's preliminary concept.
 
The University has not yet made an official determination about the project but is aware that University Hills residents near the Las Lomas site are understandably interested in future details and concerned about potential impacts both during construction and after the project is completed.  As the planning progresses and the University makes its determination, ICHA will report the information to residents as quickly and clearly as possible.
