Growing confidence in our nations economy is really beginning to show in our home market. It is prompting buyers in HSV to be more likely to go for higher-priced homes.  The graphs below will show you in 2017, of the 677 homes sold, 499 were under $250,000.  The graph so far in 2018 shows buyers are going up closer to the $350,000 range.  People are also more likely to make offers closer to list price.  Another indication is how the continued increase in buyers is shrinking our re-sale inventory, which is causing our new home permits to increase, with 13 permits already in the 1st quarter of this year.  This is the first time there has been an increase in the 1st quarter since 2012.

What is sure to bring another boost to the economy, is the passing of the Economic Growth, Regulatory Relief and Consumer Protection Act that was passed in May.  Industry leaders believe this will be greatly beneficial in lending, especially for smaller local banks and credit unions, supporting local communities.

Regulatory Relief Bill Passes Congress - Is Mortgage Lending Freedom Ahead?


Change is coming to the mortgage industry in the form of lessened restrictions for many community banks, along with greater consumer protections. The Economic Growth, Regulatory Relief and Consumer Protection Act -  a bill that rolls back many Dodd-Frank Wall Street Reform and Consumer Protection Act regulations imposed in 2008 following the financial crisis-has been signed into law.
 
This new law will improve consumers' access to credit, reduce regulatory burdens on credit unions and community banks, and fuel economic growth and job creation across the nation," Mulvaney said. "As Acting Director of the Bureau of Consumer Financial Protection, I am pleased to see the long-overdue reforms to the regulations governing mortgage lending. These changes will allow community banks and credit unions to focus on making prudent loans to prospective homebuyers without being tied up in expensive and excessive red tape."

Industry professionals are largely in support of the bill, as it would prove beneficial to real estate lending, particularly for smaller banks that provide mortgages to homebuyers.

"This bill will allow smaller lenders to be more community engaged, hopefully providing greater access for mortgage credit to consumers," says Paul Mydelski, founder and chairman of RE/MAX Leading Edge.

"We commend members of Congress for passing this bipartisan legislation to level the lending playing field for community banks and credit unions," said NAR President Elizabeth Mendenhall in a statement. "This bill provides appropriate consumer protections while going a long way toward removing undue regulatory burdens on small lenders, which will help keep them strong, so they can help keep communities strong."

Independent Community Bankers of America® (ICBA) President and CEO Rebeca Romero Rainey said in a statement. "ICBA thanks Congress for passing this crucial bipartisan bill, along with the thousands of community bankers, affiliated state associations and other industry allies who have fought for years for substantial regulatory relief that will strengthen economic growth, job creation and consumer protection in local communities."

Chicken Salad Pitas

Ingredients
1/2 Cup mayo
1 Cup sour cream
1 Tbsp. lemon juice
2 Tbsp. honey
1/2 tsp salt
4 Cups cooked chicken, cubed or shredded
2 Cups seedless grapes, halved
1 Cup chopped celery
1 Cup sliced almonds, toasted
Pita bread

*Stir the mayo, sour cream, lemon juice, honey and salt together in a large bowl.
 
*Stir in the chicken, grapes, celery and toasted almonds.
 
*Refrigerate before serving to let all of the flavors merry. 
 
*Spoon into pita bread and serve.
   
** If you have sliced almonds that need toasted, just pour them onto a cookie sheet in the oven at 350 degrees for about 5 minutes. Keep an eye on them and take out when they are a nice golden brown.**

GOLF DEPARTMENT 

Medical Flags: To save property owners money, Medical Flags will no longer be needed. After discussions with members, Director of Agronomy Gary Myers, the Golf Committee and the Golf Department, we will give golfers more opportunities to ride on the golf courses, weather permitting. The discontinuation of the Medical Flag program is not the removal of a benefit, but rather represents a choice not to charge anyone for a flag that does not provide an added value as a return on the expense.  


 

HSV State Weeks: 
Invite your friends and family to play and save in Hot Springs Village! Guests who play during their designated state's week play at member rates. This includes golf fees, fitness center day passes and tennis court reservations. The 2017 HSV State Weeks calendar is available online.

Nine Hole Reservations:
Golfers may now book 9-hole tee times in advance of the day of play beginning at Noon (12:00 p.m.) the day Prior to The Day of Play. For reservations you may call Central Tee Times at 501-922-2858 or the Pro Shops. The fees will be 9-hole green fees and 9-hole cart fees
