Aileron Design along Condor St.
      
Aileron: We are very proud that the City of Boston Department of Neighborhood Development (DND) announced this week that NOAH has been designated the developer of a p arc el along Condor St. in East Boston. We are also proud to be working alongside the East Boston CDC, which will manage these beautiful units. We appreciate the support we received from our East Boston delegation as well as the Eagle Hill Civic Association. The project will have 41 units, and include mix e d-use, mixed-income (to accommodate diverse income levels), ownership an d ren ta l housing, with 17 units set aside for artist working/living space. Two large common spaces, a gallery and a workbar are planned, as well. Thank you so much to Mayor Walsh and to DND for selecting NOAH and its partner, the EBCDC!
 
Coppersmith Village: Despite the unpredictable weather over the last few months, the development at Coppersmith Village is really taking shape! The north and south towers of the mid-rise building, which looks out on Border Street and will contain 56 apartments (including 15 market-rate units and 41 affordable up to 60% AMI), are now fully formed. All five floors of the building are standing, with workers currently finishing up the

roof and window installations. Additionally, slabs have been poured for the 15 for-sale townhouses along Liverpool Street, which will include 7 market-rate and 8 affordable units (at 80 or 100% AMI). The expected finish date is October 2018, and we will soon have marketing updates to share. Check the www.noahcdc.org site or Peabody Properties for upcoming availability of both the rental units and the 7 for-sale market-rate townhomes.

East Boston AcquisitionsNOAH has continued working with the City of Boston/DND to buy multi-family units as they come on the market. Our goal is to prevent displacement and help keep rents affordable for the working families who live in them when a triple-decker is sold. We are so very grateful to Mayor Walsh and to the Boston DND for their support of this mission-driven program which helps combat gentrification in the neighborhood. So far, NOAH has purchased ten triple-deckers and is closing on three more, helping 39 families who have been able to remain in their homes. We are seeking additional funds from the City so we can continue this unique and effective anti-displacement program.  

Local owners who appreciate their tenants' needs for housing have been especially good to work alongside. NOAH'S 30TH EVENT PLANNED!

NOAH will be celebrating its 30th year anniversary this coming October! Hard to believe!!!! We are indebted to so many persons and institutions who have enabled us to serve so many thousands of worthy individuals and families in East Boston and the region. We anticipate the event will be a breakfast gathering at a local hotel. We have signed up several highly regarded co-chairs. CELEBRATING 40 YEARS OF NWA!


For 22 years, NOAH has been a proud member of the NeighborWorks America network, joining nearly 250 other nonprofit organizations across all 50 states, the District of Columbia, and Puerto Rico. NeighborWorks America is a national, nonpartisan, nonprofit leader in affordable housing and community development. It has strong bipartisan support in Congress. During 2018, NOAH is helping NeighborWorks America celebrate its 40th year! Throughout the year we will be taking the opportunity to recognize the immense impact it has had on our organization, as well as the collective contributions of its network. NeighborWorks America supports its network organizations with grants, technical assistance, peer-to-peer learning opportunities and strategic partnerships. It is a leading provider of training to the broader housing and community development field, as well as its network. Here at NOAH, we are extremely grateful for all of our years in the NeighborWorks network. Our organization has grown in size and diversified its programming thanks to the wide range of grants it has received from NeighborWorks America. We are grateful for every opportunity that this partnership provides and look forward to the next 40-plus years as a member of this network!

Mayor Walsh & Senator Ed Markey

ClimateCARE: An East Boston 'Flood Solutions' Design Charette is planned for May 18 and 19 at the East Boston Social Centers. Residents are invited to discuss Green solutions to protect the neighborhood. For more information, please contact Gabriela Boscio at [email protected]. NOAH's CBE team held the first East Boston Climate Summit last October, with nearly 300 attendees. Keynote speakers included Mayor Marty Walsh, Oscar A. Chacón, co-founder and ED of Alianza Americas, and Senator Ed Markey. Mayor Walsh announced two initial storm-surge remediation projects, including one in East Boston at the Greenway. Recent significant flooding all around East Boston has shown the great need for this programming.

NOAH Youth Leaders

NOAH Youth Leadership Crew:
The NOAH Youth said good-bye to many graduating members (all of whom went on to further their education) and welcomed new ones. They have been spending time reflecting on their values and goals, and updating the priorities of their group. After a very successful Youth Climate Summit in the fall, they are focusing on surveying the community to
'March for Our Lives' Rally
identify important issues around which to base future campaigns. They are also gearing up for the spring and summer, and planning a wide variety of community events.  The current group (pictured above) is made up of Brandon, Camilo, Gabriela, Jacky, Jacob, Jesus, Juan, Kaylee, and Michael, 3 of whom are continuing members and 6 of whom are new. The Youth participated in the March 25th 'March for Our Lives' rally in Boston, and one of our new members, Jesus, was interviewed by NBC TV (pictured left).

Manlio Mendez, NOAH's Senior Community Organizer, was awarded the Ricanne Hadrian Award at MACDC's 35th Anniversary Breakfast. The award is in recognition of Manlio's many years of dedication to helping others gain the skills to work together as a community for social justice. Phil GiffeeNOAH's Executive Director,

was presented the Norma F. Moseley 'Housing Advocate of the Year' Award by  Mounzer Aylouche of Mass. Housing, Chair of the Mass. Mortgage Bankers Association. MMBA is the largest mortgage association in New England, and supports homeownership. They also gave NOAH $3,500 in a grant

award. However, at the presentation dinner, NOAH donated this back to MMBA to help the family of a veteran who was killed overseas. Phil stated: "Their home needs repairs more than NOAH needs this gracious cash gift". In addition, NOAH was selected to 
receive an award from Boston Cares for 'Community Partner Impact', being honored along with others who make

NOAH CITC UPDATE       

A hearty and grateful 'Thank You' to Governor Baker and DHCD! NOAH has been awarded another $150,000 in Community Investment Tax Credits (CITCs) for 2018, receiving the maximum level of CITCs allocated for each of the four years of the program.

Utilizing CITCs, donors making a donation of $1,000 or more receive half back (50%) in state tax credits or rebates.  And, depending on their federal tax bracket, a $325 final net donation can work like a $1,000 donation to help NOAH offer free or very low cost programming to seniors, disabled individuals, families, and children in need.  If you are interested in finding out more about this program, please reach out to Linda Miller-Foster, Director of Fundraising, at 617-418-8246 or [email protected].

Flood Solutions for East Boston Design Workshop
On Friday, May 18 and Saturday, May 19, join your neighbors and NOAH to talk about what kind of green and hardened solutions are possible to protect our neighborhood from flooding and make these solutions useful and attractive. Experts will be present to support the neighborhood's work and vision.  Location: East Boston Social Center. More details to be announced.
 
VITA Tax Preparation
Appointments are available: Mondays & Wednesdays 5 pm - 9 pm (last appointment at 8 pm) and Saturdays 10 am - 3 pm (last appointment at 2 pm). To schedule an appointment, please email Diana Franco at [email protected] or call 617-418-8266.

First-Time Homebuyer Classes
The next English First-Time Homebuyer course will meet on two consecutive weekdays, Wednesday and Thursday, April 18 and 19,from 9:30AM to 2PM. The next Spanish First-Time Homebuyer course will meet on two consecutive Saturdays, April 14 and 21, from 9AM to 2:30PM. The following month, the English course will be held on two consecutive Saturdays, May 12 and 19, from 9AM to 2:30PM and the Spanish course will meet on two consecutive weekdays, Wednesday and Thursday, May 16 and 17, from 9:30AM to 2PM. Students learn from industry guest speakers, including home inspectors, as well as NOAH staff, about how best to select and purchase a home and about appropriate loan products. Loan Modification/Foreclosure Prevention Clinics
Our next free bilingual Loan Modification/Foreclosure Prevention clinics will occur on the following Monday evenings: April 2, 9, 23 & 30 from 5:30 to 8PM at NOAH. These workshops are the initial counseling and education sessions for NOAH's foreclosure prevention and mitigation counseling. The sessions are held in Spanish and in English. All of NOAH's foreclosure prevention education and counseling sessions are free of charge. Workshops are held weekly, except for holiday weeks. Financial Capability Classes & Events
Concurrent classes are held at NOAH, one in English and one in Spanish. On Saturday, April 28, NOAH will host a special event with Citizens Bank to provide clients access to free expert financial advising sessions on student loan debt, planning for retirement, purchasing a home, and more.
