DEVELOPING AND MANAGING THE FUTURE OF APARTMENT HOME LIVING
®
January 2019
Dear FJG Family,
This month has been a great start to 2019! We are busy ushering in another milestone year, with construction now underway on several apartment communities and opening a second corporate office in Arlington, Virginia.

By summer, TFJG plans to open 3 new developments in Virginia Beach, one near Virginia Wesleyan University, and two as part of a large city redevelopment effort underway off Witchduck Road:
We are thrilled to have the doors open to our second corporate office.  It was an easy decision to make Arlington the location of the office because our growth in the D.C., Maryland, and Virginia markets has been so strong.  The new office is a big achievement for us and I look forward to watching the NOVA team make it a great place.
Arlington Office | 2900 S. Quincy Street | 571-297-2225

Sincerely,

Taylor Franklin

The Arbors at Culpeper  Education Seminar for ResidentsResident
Con artists are everywhere and you could be a likely target! You can't always avoid it, but the residents at The Arbors at Culpeper in Culpeper, VA have been equipped to steer clear of it. Residents enjoyed a seminar warning them how to not be a victim of scams. Utility worker impersonators, police impersonators, computer, phone scams, and identity theft, just to mention a few. Thanks to the Culpeper County Sheriff's Office and Culpeper Police Department for coming to educate the residents. Way to go Arbors at Culpeper team for setting up this wonderful resident seminar.
Marketing Tip: Are you ready for "Rental Moving" Season?Tip
We know that more people tend to move during warmer months and few people move without some planning - often, months in advance. Around this time, renters are thinking about moving and start looking at their options, so we should be thinking about lease expiration's and resident retention. During this season, it's important to understand how your market is doing. It's very important to do your due diligence! Make sure your market survey's are up to date and pay attention to your competition's incentives and promotions being offered. How does your community stack up against competition - size, amenities, features, and/or rent? It's crucial to know your market going into the moving season. Reach out to [email protected] for more tips.
Be the Solution Winners Solution
Congratulations to the following team members for taking extraordinary measures to  Be the Solution  at their communities:

Terrence Barber, Assistant Community Manager, Lakeview Apartments
Terrence was nominated by his Community Manager, Brenda Mahabir. Brenda wrote: "Terrence is very hard working and is always ready to assist and help in every possible way. He is extremely patient and kind to our residents. He is always willing to lend a helping hand - no matter what is asked of him. He is the definition of a true team player!" Way to be the solution, Terrence.

Letitia Valentine, Leasing Specialist,
Praxis at Deerfield Beach
Letitia was nominated by her Community Manager, Grace Jordan. Grace wrote: "Letitia goes above and beyond for the employees and residents here at Praxis at Deerfield Beach. Our Christmas party was a great success mainly because of Letitia. We are a senior property with a lot of wheel chair residents. She takes the time and the extra steps to make sure they all get the best service possible for everyone. Letitia has a great personality and always has a smile for all. Way to be the solution for the Praxis residents, Letitia!

Justice Walker, Maintenance Supervisor, Curtis Arms
Justice was nominated by his Senior Community Manager, Jordan DeMatteo. Jordan wrote: "I would like to nominate Justice Walker, Maintenance Supervisor at Curtis Arms. Justice is the absolute definition of Teamwork and has the best character. Over the last few months it has been such a joy to watch Justice grow from a Maintenance Tech into Maintenance Supervisor. He is the first one to lend a helping hand on any task, no matter how big or small that task might be. He works on any task that is his given without any complaint and does it with a smile on his face. Justice personifies all of our core values and he is a crucial member of our Rhode island Team. Way to be the solution, Justice.

Brenda Mahabir, Community Manager, Lakeview
Brenda was nominated by her team at Lakeview as well as a Lakeview resident. Terrence Barber, ACM, wrote: "She is a great example of a team leader. Ms. Brenda goes above and beyond to make sure our property is kept up and that her staff works in a comfortable environment. For example, during the REAC, she came in early, stayed late, and worked on weekends to help us complete the tasks we had in order for us to pass inspection." Chad Thomas, Maintenance Supervisor, wrote: "Ms. Mahabir is an excellent worker and team leader that strives for the best for her staff". Musa Kamara, Maintenance Tech, wrote: "She is the best. She does the best job at keeping the property nice and our staff productive". And a resident wrote: "I have lived here for more than 10 years. I wanted to express my gratitude of Brenda. She speaks to everyone in a friendly, patient, and calm way, showing empathy and understanding".

Jose Mejia, Maintenance Supervisor, Crossing at Heritage
Jose was nominated by Crossings at Heritage Assistant Community Manager, Cindy Davis. Cindy wrote: "Jose is loved by the senior residents on our property. He is courteous and professional, hardworking and personable. Whether placing countless black extension pipes on downsprouts before the recent hurricanes to redirect water, gutter cleaning, spreading salt and shoveling snow, or simply doing the day in and day out maintenance tasks he performs (during and after hours), Jose is great to have around. Even when the requests and work orders end up being a "false alarm", he is patient and kind, going with the flow. To top it off, when he was on vacation in Mexico over the holidays, he would respond to text questions, call to check in, and even walked me through how to handle a few non-emergency work orders.
