DEVELOPING AND MANAGING THE FUTURE OF APARTMENT HOME LIVING
May 2019
Dear FJG Family,
This weekend we commemorate Memorial Day - the day that has been designated to remember the sacrifice made by those who gave their lives defending our freedoms and the safety of our nation.

Living in Hampton Roads has provided me with a heightened appreciation for the daily contributions to our community made by the men and women in the armed forces. TFJG is blessed to have so many veterans on our team. And they bring extraordinary talent and experience to our company.

On this Memorial Day we honor all of our veterans and their commitment. And we take time to gratefully remember, appreciate, and honor both the service and the ones who provided it.  Let us be mindful of our heroes and take a moment this weekend to recognize with appreciation and respect our nation's champions.

Sincerely,

Taylor Franklin
"Treat Memorial Day as more than a day of remembering - treat it as a day of action. Carve out a portion of your holiday weekend to learn and engage in what it means to demonstrate service before self. We're all connected to Veterans - grandparents, parents and friends. Let's let them know that we're more than grateful for their efforts. We're indebted to them and will commit to never losing sight of those who've given so much of their lives so we can have peace in ours."

Fort Chaplin Park Ribbon Cutting Ceremony in D.C.FCP
Standard Communities and Mayor Bowser of Washington, D.C. cut the ribbon at Fort Chaplin Park Apartments, an affordable housing preservation project in the Benning neighborhood, delivering 549 family-sized units for low- to moderate-income households. The project is a result of tenants invoking their rights under the Tenant Opportunity to Purchase Act and working with a developer (Standard) to expand the property's affordability. It is the largest tax-exempt bond, preservation deal in the District's history. The Fort Chaplin Park Apartments, located at 4212 East Capitol Street NE, was previously 70% affordable - without a long term affordability restriction - and in need of substantive repair. After invoking TOPA, the Chaplin Hope Tenant Association and selected Standard Communities as their development partner. Together, they implemented a $94 million acquisition  and renovation plan financed with $61 million in tax-exempt debt issued by the DC Housing Finance Agency, and $30.2 million in 4% Low Income Housing Tax Credits. Through the redevelopment, the community became 100% affordable. Standard also worked with the U.S. Department of Housing and Urban Development to transfer a Section 8 Rental subsidy from a Virginia property to 72 units at Fort Chaplin Park.

Be the Solution Winners Solution
Congratulations to the following team members for taking extraordinary measures to  Be the Solution  at their communities:

Jeanie Melvin, Assistant Community Manager, River Run
Jeanice was nominated by her Community Manager, Carleigh Doyle-Carrizales, and Portfolio Manager, Arista Lueck. Carleigh wrote: "The past three months I have been on a leave and Jeanice has not only completed her duties and tasks but has doubled her work duties including mine. She has also been involved with leasing and training new employees and managing events. She is perfect example of our core value "teamwork". River Run is extremely blessed to have such a great Assistant Manager". Arista wrote: "While Jeanice embodies all of our core values, Character - 'Work like no one is watching' stands out above all. As I've transitioned into a Portfolio Manager role requiring me days and weeks unavailable to be on site, Jeanice has successfully fulfilled her responsibilities, but also those of the CM while she's been on leave. Jeanice maintains delinquency and occupancy, ensures residents events continue, finds solutions to resident concerns and oversees the maintenance department - all while training a brand new leasing agent."

Kendra Dickerson, Marketing Specialist, Corporate
Kendra was nominated by Senior Community Manager, Destiny Pardo. Destiny wrote: "She constantly goes above and beyond in everything she does and always does so with the biggest smile on her face. She is the first one to raise her hand and offer to help at any site - even if it doesn't necessarily have to do with marketing. No task is ever to big for her. She has also come up with so many ideas for the new corporate office in NOVA to bring us together and truly embrace our teamwork core value. I do not think Kendra has a mean bone in her body and her presence in the office brightens everyone's day."

Jasmine Williams, Assistant Community Manager, Sharps Landing
Jasmine was nominated by Community Manager, Shamae Tillery. Shamae wrote: "Jasmine is a true team player whose character and commitment shows in whatever she is working on. This past week Jasmine went above and beyond, by cleaning an apartment to help expedite a move-in for an excited new resident. Now if that's not showing our core value teamwork I don't know what is. Jasmine's dedication and positive attitude is very admirable and we are truly honored to have her as part of our team!"

Chase Orrell, Leasing Specialist, Park Crescent
Chase was nominated by Park Crescent Community Manager, Courtney Schachtner. Courtney wrote: "Chase has been with our team less than a week and had no prior knowledge of the industry. He quickly adapted to his role as a leasing consultant and has already demonstrated most of our core values! From day one he dove right in and was not afraid of the unknown. He has excellent customer service and completes any task given to him in a timely manner and has such a positive, upbeat attitude. He has truly shown that he can "Make Something Happen". We are so thankful to have him as part of our team here at Park Crescent!"
