Montgomery Receives "Excellence in Planning" Award
Redev design delivers traffic relief & exciting retail options
The Montgomery Township Master Plan Committee was one of six recipients of a 2018 Land Development and Planning Award from the Somerset County Board of Chosen Freeholders and the County Planning Board Feb. 20th in Somerville.

"Each year, awards are presented for land development and planning that exemplify superior site design, address contemporary planning issues, or exert a positive influence on the character of the county," said Somerset County Freeholder Brian G. Gallagher, planning liaison. "I congratulate all of the honorees for demonstrating the positive impact that well-designed and -planned projects can have in communities."

hand to receive the "Excellence in Planning Award" for Montgomery.  This award recognized the Montgomery Township Master Plan Committee for undertaking an extensive collaborative process with land owners, developers, consultants and staff to create a comprehensive overlay zoning district to revitalize and redevelop an area of the Township that is underutilized.

"We thank the County for this award. Careful consideration has gone into how to best reinvent this important section of southern Montgomery. With traffic relief from the planned loop roads, and attractive plans for mixed use, this new overlay zone should result in a vast improvement!" said Deputy Mayor Madrid. 

Overlay Zone Incentivizes Improvements to 206/518 Hub

The 10 parcels involved, which total 50-acres, are located at or near the northwest corner of U.S. Route 206 and Georgetown-Franklin Turnpike (Rt. 518).  (See Aerial View Plan.) The overlay zoning district, adopted in October 2017, includes two loop roads for traffic relief at the 206/518 intersection and takes a unique approach to suburban design, allowing for an exciting and vibrant mixed-use development with public gathering spaces and community green spaces where residents can live, work and play in a pedestrian-friendly environment.

The zone permits non-residential and residential uses which would include housing options geared for millennials and seniors looking for smaller housing options within walking distance of shops, jobs and public transportation. 

Loop Roads to Improve Traffic Flows

The developers' cost-share includes the construction of two loop roads which will implement the Townships 2003 traffic circulation plan.  Montgomery Township's consulting traffic engineers determined that the inner and intermediate loop roads in the plan (see Aerial View Plan) will ease traffic flows through the intersection of Routes 206 & 518. The overlay zone also provides pedestrian and bicycle access to multiple destinations and establishes important missing links from the surrounding neighborhoods (Tapestry and Hillside) to existing retail and the New Jersey Transit bus line.

The reconstruction of "The Village Shopper" across Rt. 206 from ShopRite is included in this new zone (see Schematic of Area B, which includes Village Shopper I & II.) Construction will be phased.

Over time other adjacent properties in need of improvement, such as the abandoned auto parts store property on Rt. 518 could also potentially redevelop as well under this overlay option.
