First One 504
Over the next several months we will be reaching out to lenders promoting the SBA 504 loan program.  We're calling it First One 504.  We'd like the opportunity to speak with you or your lending group about the benefits of the SBA 504 loan and working with us to help your small business customers.

If you have a customer that requires the following:
  • Needs to purchase or construct owner-occupied real estate

  • Needs to renovate/expand their current facility

  • Needs to refinance existing debt

  • Wants long-term financing to lower their monthly payment

  • Wants the longest fixed rate available

  • Might not have 20% to put toward real estate or wants to preserve cash
Then an SBA 504 loan might be the perfect tool to assist them.

Let us make your First One 504 loan with SEDA-COG the first of many!

If you'd like to meet with us, contact John Reichard ([email protected]) or Roxanne Greising ([email protected]) or give us a call at 570-524-4491 to schedule an appointment.
Success Story
Saudercrest Farms

John Sauder, A. Christine Sauder, Curtis Sauder, and Troy Sauder, operating as Saudercrest Farms, located in Ickesburg, Perry County partnered with SEDA-COG to assist in the acquisition of a neighboring farm and the construction of a dairy barn on their existing farm in May 2017.

John Sauder and A. Christine Sauder moved from Waynesboro in 1972 and rented a farm in Junita county for 4 years.  In 1975, they purchased the family farm located at 565 Tuscarora Path in Ickesburg, Perry County.  The Sauders started their business relationship with SEDA-COG in September 2008 with a project for the purchase of 63.5 acres of crop land near their existing farm to support their 278-cow dairy farm.

In 2012, the Sauders formed a partnership for the operating entity and named it Saudercrest Farms.  The Sauders also own and farm two nearby farm tracks, one with 133 acres and another with 105 acres.

SEDA-COG had the opportunity to partner with John and A. Christine Sauder in 2008 by providing financing for a $150,000 SEDA-COG First Industries Fund AG loan for an additional land purchase.   In 2017, SEDA-COG also assisted in providing a $400,000 SEDA-COG PIDA loan to purchase a neighboring farm and construct the dairy barn.

Saudercrest Farms continues to be secure even with the fluctuation in dairy prices in the agriculture market.

The Sauder's continue to sustain their family dairy farm operation to have a legacy for their family for many years to come.

The Bank of Landisburg, Landisburg, Perry County, partnered with SEDA-COG and the State of PA PIDA program on the project for Saudercrest Farms.

The Bank of Landisburg which was established in 1903 is a trusted part of the community and provides the kind of security and stability our clients can count on. The Bank of Landisburg serves Perry County and its surrounding counties.  The Bank has four offices located throughout Perry County.

The Bank of Landisburg was able to finance this project with the assistance of SEDA-COG.  According to Patti McLaughlin, Chief Credit Officer for The Bank of Landisburg "both Roxanne Greising and Melodee Mensch were integral to accomplishing the expansion project for the Sauders."
New SBA 504 SOP
SBA Releases New SOP for SBA 504 Program

On February 15th the SBA released information regarding the new Standard Operating Procedure (SOP) that governs SBA 504 lending.  The new SOP 50 10 5(K) becomes effective on April 1, 2019.  Below are some of the changes to 504 lending:
