Dear , The year began with a lot of buzz relating to the significant drop in year over year transactions for January. Records were set in 2015-2018 and there have been 7 years of increases since the market turned upward in 2011. Remember, the local downturn began in November of 2007 and lasted until June of 2011. Our market is strong and active but we may be seeing the pendulum of control finally begin moving from a very strong sellers' market to moving back toward the buyer. It's too early to tell but we'll be keeping an eye on it to see how the Millennial and Gen-Xers move the market for Baby Boomers as they become the largest segment of buyers.

The number of transactions for January dropped 20 percent from 2018 to 651 units. New Listings were up 6.9 percent to 1,436. Pending Sales decreased 51.8 percent to 502. Inventory grew 24.4 percent to 4,316 units. Prices moved higher as Median Sales Price was up 9.9 percent to $210,000. Days on Market increased 12.5 percent to 63 days. Month's Supply of Inventory was up 25.0 percent to 4.0 months, indicating that supply increased relative to demand.

Mortgage rates fell for the third consecutive week, continuing the general downward trend that began late last year.
