Rail-served Industrial Park Coming to Irondale

Mid-Rail Real Estate has received approval to operate a new rail spur serving a new industrial park in the Irondale neighborhood. Mid-Rail Industrial Park has 32.5 acres available for development along Ulster Street between E. 80th and E. 88th Avenues. Intsel Steel West, owner of a 234,000-square-foot industrial facility in the park and an affiliated company of Triple S Steel, expects BNSF rail service to begin on the new spur by the end of this year. The rail spur was designed and built to support Intsel's current operations, with additional rail-service capacity available for any new tenants in the industrial park. Prime Retail Development Opportunities Awaiting Tenants

Prime retail development opportunities are available throughout Commerce City, including along E. 104th Avenue. A 9,000-square-foot building has opened at E. 104th Avenue and Revere Street in Turnberry Marketplace. The building contains Pour Tap House and the newly-expanded Anchor Crossfit as well as an 1,800-square-foot suite designed for a restaurant. View prospective restaurant space.

 

Second Creek Marketplace, at the northeast corner of E. 104th Avenue and Chambers Road, is also preparing for commercial development. This corner will include more than 11 acres for retail development, with both pad sites and space in the planned inline building still available. View prospective tenant information.

60 Acres Purchased for Industrial Development in Havana Industrial Corridor

Brennan Investment Group has acquired 60 acres on the southwest corner of E. 112th Avenue and Havana Street and is planning an industrial development for the property previously known as Aigaki Farms. The development will include 953,000 square feet of space to be built in two phases. Brennan Investment Group plans to break ground on phase one in the second quarter of 2019, with the construction of the first three buildings combining for 556,000 square feet. The remaining 397,000 square feet of space will be built over two buildings at a later date. Brennan Investment Group is a value-add industrial property owner/developer that operates a national portfolio across the United States.

Commerce City's Annual Sales Tax Seminar Coming
December 7

To help local businesses stay compliant and aware of how taxes are implemented/reported, Commerce City is holding its annual Sales Tax Seminar December 7 at the Civic Center, 7887 E. 60th Ave. Check-in begins at 9 a.m. and the seminar starts at 9:15 a.m. The forum covers a number of areas, including: when to charge sales tax and what is taxable, implications of special charges and fees associated with sales tax, and how to document sales tax and tax-exempt transactions. City tax representatives will be on hand to answer questions, help businesses understand city tax reporting requirements and file tax returns. City Welcomes New Economic Development Specialist

Jennifer Stewart has joined the city's Economic Development Division as Economic Development Specialist. In her new role, she will assist with retail attraction, working with the Small Business Resource Center and acting as a liaison through project development. Jennifer worked for the City of Fountain (CO) Economic Development and Fountain Urban Renewal Authority Board for the last three years, where she participated in a variety of efforts that included site selection, business retention and expansion, marketing and attraction, and Olde Town revitalization. 

Under Construction

North Range Eye Care is under construction on a new building at 15209 E. 103rd Place, near the intersection of E. 104th Avenue and Chambers Road in the Aspen Hills development. Owned by Dr. David Hite, the optometry practice opened in 2013 and has outgrown its current space. The new building is nearly 6,000 square feet, with half that space dedicated to the practice and the other half available for other tenants. The building is expected to open in mid-March and will employ North Range Eye Care's two optometrists and eight staff members.

 

Retail Corner

Brakes Plus is planning to open a 4,914-square-foot facility in Second Creek Marketplace at the northeast corner of E. 104th Avenue and Chambers Road. Brakes Plus performs minor automotive repairs including brake repair and replacement, front end alignments, oil changes, emissions and battery replacements.
